Job summary

JRM Construction is seeking an Assistant Project Manager to lead change orders, coordinate subcontractors, and maintain project documentation with independence and accountability.

The role requires understanding financial, administrative, and logistical elements of construction and supporting both internal teams and client communications. You will mentor junior staff and liaise with the Superintendent on schedule and close-out activities.

Qualifications

• Proficient knowledge of construction drawings, specs, and project logistics.
• Understanding subcontract scopes, sequencing, and budget impacts.
• Proficiency with MS Office, Procore, MS Project; Timberline knowledge preferred.

Responsibilities

• Lead the preparation of Change Orders from inception to PO issuance, including pricing review and subcontractor negotiation.
• Fully level subcontractor proposals and scopes of work, flagging discrepancies or risks.
• Manage procurement timelines and coordination of long-lead items.
• Maintain ownership of the project submittal log and escalation of critical items.
• Understand, update, and track Schedule of Events (SOE) and project milestones.
• Work directly with the Superintendent to establish the Subcontractor Build Schedule.
• Take lead on the project financial close-out process, including reconciliation of POs, billing, and retention.
• Proactively communicate with internal and external stakeholders, including leading subcontractor meetings when needed.
• Identify and escalation potential scope or financial risks; contribute to resolution strategies.
• Mentor and support Project Engineers and Project Coordinators.

Job Summary

The Assistant Project Manager (APM) is a core team member responsible for managing project change orders, subcontractor coordination, and project documentation with a high level of independence and accountability. • Proficiency in Microsoft Office, Procore, MS Project; working knowledge of Timberline.
• Demonstrated ability to manage multiple priorities under pressure and lead through challenges.
• Strong written and verbal communication skills, with the ability to adapt tone and detail level to audience.

Salary Information

• To the extent this position is performed in California, the annual salary range for this role is $90,000 - $120,000.
