Job Brief

The Maintenance Technician assists the senior maintenance technician in maintaining the community's physical integrity, ensuring a safe, secure, and comfortable environment for residents, visitors, and staff. In the absence of the senior technician, the technician assumes all maintenance responsibilities.

Key Duties and Responsibilities

1. Conduct all business in accordance with company policies, laws, and regulations (OSHA, ADA, Fair Housing, etc.).
2. Perform preventive maintenance and safety checks, including proper handling of hazardous materials.
3. Monitor property conditions and promptly address unsafe situations.
4. Schedule and perform routine maintenance on equipment, tools, and systems.
5. Complete safety-related duties and maintain cleanliness and organization of work areas.
6. Complete required training courses on time.
7. Diagnose and perform minor repairs on electrical, plumbing, HVAC, appliances, and other systems.
8. Assist with make-ready repairs and coordinate necessary services.
9. Report major repairs and requisition necessary parts and supplies.
10. Assist with moving, storage, and disposal of furniture and appliances.
11. Maintain inventory levels of spare parts and supplies.
12. Keep grounds tidy and perform minor landscaping tasks.
13. Perform additional duties as assigned by senior maintenance staff.

Qualifications

Minimum of 3 years’ experience in property maintenance or a related field.

Work Hours and Equipment

40 hours/week, including weekends and on-call rotations. Use of safety equipment such as belts, goggles, masks, gloves is required. Proficiency in hand tools, power tools, mechanical equipment, and measuring devices is essential.

Physical and Environmental Requirements

Extensive standing, bending, climbing, lifting, and other physical activities are required. Visual, auditory, and speaking skills necessary for communication, documentation, and safety. Work environment includes indoor and outdoor settings, with exposure to various conditions and materials.

Additional Notes

Must have a valid driver’s license and insurance. Ability to work in confined spaces and awkward positions is necessary. Moderate reasoning skills required to follow procedures and apply logical thinking to practical situations.
