Job summary

The RMR Group is seeking an Assistant Maintenance Supervisor to help oversee daily maintenance operations and lead the team in the absence of the Maintenance Supervisor. You’ll perform hands‑on maintenance tasks, inspect work quality, and help manage the resident service request system with a target of 24‑hour completion.

You will maintain safety records, assist with on‑call rotations, and ensure compliance with EPA, OSHA, and other regulations.

Qualifications

  • High school diploma or GED equivalent required.
  • 2+ years’ experience in maintenance property management.
  • EPA Universal Certification required.
  • CPO Certification preferred.
  • Ability to earn future designations as required by industry standards, EPA regulations, OSHA requirements, etc.
  • Solid knowledge of carpentry, electrical, plumbing and related skills for daily operations.
  • Strong verbal and written communication skills.
  • Ability to work in a fast-paced environment, multi-task and meet deadlines.
  • Must be team oriented and a problem solver.
  • Maintain professional appearance and demeanor at all times.
  • May be required to work extended periods without relief during priority or emergency situations.
  • Stooping, standing, climbing and lifting a minimum of 50 lbs., with ability to lift 50 lbs. for distances.
  • Lift and carry objects up to 50 lbs. for distances up to 30 feet.
  • Climb ladders and stairs.
  • Must have a valid driver’s license.
  • Position requires rotating on-call, including nights, weekends, and holidays.

Responsibilities

  • Perform maintenance tasks directly or delegate to Maintenance Technicians, while inspecting work for quality and compliance.
  • Support the resident service request system, aiming for completion within 24 hours when possible.
  • Schedule and participate in the on‑call rotation and provide service support as needed.
  • Maintain safety documentation (MSDS, HAZCOM, Lead‑Based Paint, mold/mildew, pool and refrigerant logs, EPA/OSHA compliance).
  • Monitor property conditions and promptly address unsafe situations.
  • Maintain records for preventive maintenance, service requests, and make‑ready status of vacant units.
  • Ensure expenditures align with budget guidelines unless approved by Property/Regional Manager.
  • Schedule and perform routine maintenance on equipment and ensure tools are in good condition.
  • Diagnose and perform minor repairs across systems; identify utility cut‑offs, shut‑offs, and sewer clean‑outs.
  • Maintain inventory of parts and materials for common repairs.
  • Assist in keeping grounds clean and litter‑free (raking, sweeping, shoveling as needed).
  • Support make‑ready process and collaborate with Make‑Ready Manager on unit prep tasks.
  • Follow all safety protocols and use appropriate safety equipment.
  • Report unsafe conditions and know safety features of tools and equipment.
  • Perform additional duties as assigned by Property Manager or Regional Manager.

This role ensures compliance with company policies, safety standards, and applicable federal and state regulations (e.g., ADA, Fair Housing, OSHA, HAZCOM, Lead-Based Paint).

Monitor property conditions and promptly address any unsafe situations. Maintain accurate records for preventive maintenance, service requests, and make‑ready status of vacant units.
