Qualifications

  • High school diploma or GED equivalent required.
  • 2+ years’ experience in maintenance property management.
  • EPA Universal Certification Required.
  • CPO Certification Preferred.
  • Ability to earn future designations as required by Industry standards, EPA regulations, OSHA requirements, etc.
  • Must possess solid knowledge of carpentry, electrical, plumbing, etc. information as required by daily operations.
  • Strong verbal and written communication skills.
  • Ability to work in a fast‑paced environment, with the ability to multi‑task and meet deadlines.
  • Must be team oriented and a problem solver.
  • Maintain professional appearance and manner at all times.
  • May be required to work extended periods of time without relief, when responding to priority/emergency situations.
  • Stooping, standing, climbing and frequent lifting of a minimum of 50 lbs. and ability to safely install rigging/lifting device.
  • Lift and carry objects of up to 50 lbs. for distances of up to 30 feet.
  • Climb ladders and stairs.
  • Must have a valid driver’s license.
  • This position requires rotating on‑call, including nights, weekends, and holidays.

Responsibilities

  • Assist in overseeing daily maintenance operations and lead the team in the absence of the Maintenance Supervisor.
  • Perform maintenance tasks directly or delegate to Maintenance Technicians, while occasionally inspecting completed work for quality and compliance.
  • Support the implementation and management of the resident service request system, aiming for completion within 24 hours.
  • Schedule and participate in the on‑call rotation and provide service support as needed.
  • Maintain current and accessible safety documentation, including MSDS sheets, HAZCOM records, Lead‑Based Paint protocols, mold/mildew procedures, pool and refrigerant logs, and EPA/OSHA compliance materials.
  • Monitor property conditions and promptly address any unsafe situations.
  • Maintain accurate records for preventive maintenance, service requests, and make‑ready status of vacant units.
  • Ensure expenditures align with budget guidelines unless prior approval is obtained from the Property Manager or Regional Manager.
  • Schedule and perform routine maintenance on equipment and ensure tools are in excellent working condition.
  • Diagnose and perform minor repairs across a range of systems and components, including:
  • Identify and map utility meter cut‑offs, fixture shut‑offs, and sewer clean‑outs.
  • Maintain adequate inventory of parts and materials to support common repairs.
  • Assist in maintaining clean and litter‑free grounds, including raking, sweeping, and shoveling as needed.
  • Support the make‑ready process and collaborate with the Make‑Ready Manager on unit preparation tasks.
  • Follow all company safety protocols and use appropriate safety equipment at all times.
  • Report unsafe conditions immediately and ensure familiarity with safety features of all tools and equipment.
  • Perform additional duties as assigned by the Property Manager or Regional Manager.

Overview

The Assistant Maintenance Supervisor supports the overall maintenance operations of the property, assisting with both make‑ready and service work orders. This role ensures compliance with company policies, safety standards, and applicable federal and state regulations (e.g., ADA, Fair Housing, OSHA, HAZCOM, Lead‑Based Paint).
