Job summary

Highmark Residential in Las Villas De Kino (Tucson area) is seeking an Assistant Maintenance Supervisor to assist the Service Manager in maintaining a 450+ unit community. You will supervise staff, coordinate with contractors, and ensure timely completion of resident work orders.

The role requires at least 3 years of on-site apartment maintenance experience, strong English communication skills, and the ability to lead and train others.

Qualifications

• Minimum of 3 years of experience in make-ready and on-site apartment maintenance.
• Average written and oral communication skills in English.
• Bilingual in Spanish a plus.
• Must be able to direct, motivate, train and develop subordinates.

Responsibilities

• Assist the Service Manager with maintenance tasks and supervise maintenance staff.
• Oversee inventory levels and coordinate with contractors and pricing.
• Lead safety training and ensure compliance with SDS and OSHA standards.
• Respond to emergency calls and perform basic repairs (appliances, A/C, electrical, plumbing).
• Inspect vacant units and complete move-in/move-out checklists.
• Maintain a clean, organized shop and support resident satisfaction programs.

Responsibilities

• Assists the Service Manager in all maintenance related tasks:
  • Supervising maintenance staff and ensure all areas of the community are maintained.
  • Supervises proper levels of inventory, as needed with approval
  • Assist with contractors and become knowledgeable of competitive pricing of supplies
  • Implementing, and supervising training program for the use of safety equipment in keeping with SDS
  • Tracking, monitoring and following up on resident work orders in Yardi to ensure requests are completed within 24 hours
  • Apartment inspections and walk through check list on all vacant units
• Must be able to lead and mentor the maintenance staff by assisting with skill development and knowledge
• Assist by leading the maintenance staff by example
• Responds to emergency calls thru the on-call monitoring service per policy
• Makes general appliance repairs, carpet repairs, A/C repairs and electrical repairs
• Performs carpentry work, welding, painting and plumbing duties as required
• Moves appliances, with assistance, using appliance Dolly
• Installs appliance and electrical fixtures as required
• Reports any maintenance problems and ensure repairs are correctly completed in a timely manner
• Lead and/or participates in an ongoing community preventive maintenance program
• Adheres to and complies with company safety policies and rules and OSHA safety standards that are applicable for the safe performance of the jobs
• Participate in training program for the use of safety equipment in keeping with SDS
• Assists Team in achieving positive Satisfacts reports by providing professional and courteous customer service.
• Assists with resident functions as required
• Maintains courteous and helpful demeanor with resident, prospective residents, co-workers, vendors, etc.
• Works on-call, overtime, weekends, holiday and evening work as required
• Must have mode of communication in which to be contacted at home and to respond in cases of emergency
• May be transferred or assigned to work at another Highmark Community
• Complies with all policies as outlined in the Operations Manual
• Adheres to company key procedures
• Maintains a clean and orderly shop
• Performs other duties as assigned by Service Manager (Community Director and/or Assistant Community Director in Service Manager’s absence)
