Description
As our Assistant Maintenance Supervisor (AMS), under the leadership of the Maintenance Supervisor, you will assist in overseeing the appearance and maintenance needs of our apartment community. You will maintain the curb appeal, coordinate make-readies and move-in/move-out schedules, perform general maintenance repairs, conduct preventative maintenance, respond to resident service requests, and assist with all other needs of the apartment community. In addition to your maintenance technician responsibilities, in the absence of the Maintenance Supervisor, you will also help manage the maintenance team.
This position’s schedule is Monday-Friday. However, you will provide on-call responses for emergency services on a rotating schedule basis, including weekends and after-hours if emergencies occur.
As An AMS, You Will
- Respond within 24 hours to service requests received to resolve maintenance issues to the satisfaction of our residents.
- Complete service request follow-up calls to residents and address any outstanding needs.
- Work with the maintenance and office team to provide an enjoyable and comfortable living space to residents.
- Inspect, maintain, troubleshoot, repair, and replace parts in HVAC systems – furnace, split system, boiler, chiller.
- Inspect, test, diagnose, enhance electrical systems and components including fuses, lights, and light fixtures.
- Install, repair, and maintain pipes, valves, fittings, and fixtures in plumbing and drainage systems.
- Repair, install, and maintain appliances – microwaves, stoves, refrigerators, dishwashers, washers, dryers.
- Change locks and make keys complying with our key policy.
- Perform emergency repairs after hours, provide feedback and follow-up to residents, office, and maintenance team.
- Report all major repair needs to Maintenance Supervisor and to the Property Manager to outsource to contractors.
- Promote and participate in upholding all safety and compliance standards.
- Provide written Incident/Accident Reports in the event of situations.
- Be aware of utility meter shut-offs, apartment and fixture shut-offs, sewer clean outs, and water usage.
- Welcome new team members and educate on our processes to contribute to their success.
- Volunteer to assist other technicians at sister communities.
- Maintain maintenance shops, informing Maintenance Supervisor of low supply inventory levels.
- Promote goodwill among prospects, residents, team members, and contractors.
- Maintain records using Yardi regarding preventive maintenance, service requests, expenditures, apartment make-ready status, and work-in-progress.
- Walk the property daily to preserve the beauty of the buildings and safety of the community through daily upkeep, cleanliness, grounds maintenance, report lease violations, and snow removal during inclement weather.
- Preserve the value of the building by completing preventative maintenance programs alongside the Preventative Maintenance Team.
- Alongside the Maintenance Supervisor, provide on-the-job training and coaching for all team members.
- Assist the Maintenance Supervisor in maintaining and updating logs such as appliance replacement, freon, snow, leak, and key logs; logging all keys daily.
- Clean, paint, repair, and prepare vacant apartments for market-ready status for new residents to move-in and help manage the make-ready and apartment turnover process during the Maintenance Supervisor’s absence.
- Lead by example in maintaining an impeccable Dweck uniform and being a role model by showcasing the behaviors consistent with our core values.
- In the absence of the Maintenance Supervisor, ensure emergency on-calls are addressed fully and timely.
- In the absence of the Maintenance Supervisor, meet daily with the Property Manager to touch base, act, and make decisions in the best interest of the property, team members, and residents.
Requirements
We’re looking for:
- 6 months+ experience as an Assistant Supervisor or Lead Tech.
- Experience in apartment maintenance or hotel engineering in plumbing, electrical, and HVAC.
- HVAC, EPA certification.
- Ability to lift, push, and pull up to 50 pounds, climb stairs, ladders, and work in varying weather conditions.
- Reliable transportation and valid Driver’s License.
- Enthusiasm for delivering outstanding customer service.
- Ability to use a smartphone and computer for work orders and timesheets.
- Effective communication skills.
- Knowledge of laws, EPA, and OSHA regulations regarding hazardous materials.
- Live within 1-hour response time from the property for emergency responses.
- Availability to work early hours (6AM-7AM) for snow removal during inclement weather.
