Position Summary
The Position: The Assistant Maintenance Manager will perform duties necessary to maintain and enhance the value of the community and will assume Maintenance Manager responsibilities when the Manager is unavailable.
Responsibilities
- Ensure prompt response to emergency on-call and after-hours maintenance requests.
- Complete work orders within 24-48 hours, update records, and communicate status updates clearly.
- Document all maintenance activities and communicate effectively with residents, team members, and supervisors.
- Troubleshoot, diagnose, and repair issues including HVAC, electrical, plumbing, pool, flooring, carpentry, drywall, and exterior maintenance.
- Perform sheetrock repairs to maintain aesthetics and structural integrity.
- Ensure compliance with company policies, OSHA regulations, and safety laws.
- Collaborate with maintenance team, other departments, and external contractors for seamless property maintenance.
- Conduct preventive maintenance to prevent issues and uphold property quality.
- Assess safety and cleanliness standards, ensuring regulatory compliance and resident well-being.
- Report supply needs and maintain shop organization.
- Act as Maintenance Manager in their absence, ensuring ongoing operations.
Qualifications
- Minimum one year of multifamily maintenance experience or relevant training; a combination of education and experience will be considered.
- High school diploma or GED preferred.
- EPA certification required.
- CPO certification preferred.
- Basic proficiency in Microsoft Office Suite.
- Valid driver’s license required.
Physical Requirements
- Ability to walk, stand, climb stairs/ladders, and access various areas.
- Ability to push, pull, reach overhead, bend, stoop, kneel, and operate tools and equipment.
- Good vision for inspections and reading schematics, and hearing for communication and safety signals.
- May occasionally lift up to 50 pounds, with assistance for heavier items.
Work Environment
- On-site role with outdoor exposure.
- Potential work in confined spaces, heights, and hazardous areas.
This role may be titled Apartment Maintenance, Maintenance Technician, Assistant Maintenance Supervisor, or similar.
