Assistant Maintenance Manager (Maintenance)

In this role, individuals maintain amenities and apartment interiors, prepare apartments for new residents, and uphold the community's curb appeal.

This opportunity is ideal if you have experience with painting, plumbing, electrical, appliance repair, carpentry, landscaping, and irrigation troubleshooting. You should be able to maintain the community's attractiveness.

Candidates should possess strong communication skills to address resident needs, work independently with urgency, and be solutions-oriented. Willingness to learn industry technology is essential. Certifications for HVAC and pool maintenance may be required.

Pay is commensurate with experience.

ESSENTIAL FUNCTIONS:

  1. Follow checklists, schedules, service requests, logs, contracts, warranties, and instructions.
  2. Track service request statuses, close completed records, and resolve overdue issues in the computer system.
  3. Maintain accurate records, including EPA logs, MSDS sheets, safety logs, asset inventories, and warranty information.
  4. Manage spare parts inventory, requisitions, and supplies.
  5. Conduct move-in/out inspections, orient residents, and address questions.
  6. Respond to punch lists, prepare apartments for new residents, and perform repairs (e.g., drywall, fixtures, appliances, HVAC).
  7. Address service requests involving mechanical, electrical, plumbing, or HVAC issues, and oversee outside contractors when necessary.
  8. Perform painting, patching, and surface repairs, ensuring aesthetic standards.
  9. Maintain grounds by trash removal, pressure washing, sweeping, and cleaning exteriors.
  10. Clean and treat pool and deck areas, monitor water quality.
  11. Inspect and repair irrigation systems, signage, and paint markings.
  12. Perform preventive maintenance routines, including filter changes, smoke detector checks, and light replacements.
  13. Assist with appliance moves, key making, and golf cart maintenance.
  14. Respond to maintenance inquiries, and undertake special projects to enhance property aesthetics and safety.
  15. Report safety hazards, property damage, and low supplies; store and manage materials properly.
  16. Be available for on-call duties, nights, and weekends.
Knowledge and Experience
  • Use mathematics, schematics, manuals, and precision tools (A/C gauges, electrical testers).
  • High School diploma or GED required.
  • Applied trades training in mechanics, electrical, HVAC, or plumbing.
  • Certifications such as Pool Operator and EPA may be required.
  • Proficiency in English (reading, writing, speaking) for safety and productivity.
  • Over three years of relevant experience, familiar with techniques, equipment, and documentation.
