Ironstate Properties in Jersey City, NJ is seeking an Assistant Maintenance Manager to oversee maintenance, repairs, and improvements for its residential properties.

The role requires leadership, hands-on skills in HVAC, electrical, plumbing, and carpentry, and the ability to manage work orders, safety compliance, and vendor coordination.

This full-time position offers a competitive hourly rate of $30–$33 and a comprehensive benefits package.

Qualifications

• 2-4 years of experience in residential building maintenance.
• Strong leadership abilities and preferred supervisory experience.
• Knowledge of risk management and OSHA regulations.
• Knowledge of budgets and staying within budget parameters.
• Proficient in HVAC, plumbing, electrical trades, and appliance repair.
• Basic carpentry, drywall, and painting skills.
• Basic proficiency in Microsoft Office and Yardi.

Responsibilities

• Promptly address residents' concerns and diligently complete apartment work orders.
• Resolve maintenance issues including HVAC, electrical, plumbing, and appliance repair.
• Oversee make-ready and apartment turnover to ensure timely leasing and smooth move-ins.
• Implement preventative maintenance programs to uphold building value.
• Maintain building aesthetics, safety, and ground upkeep including snow removal.
• Ensure operational efficiency across all property components.
• Comply with building, county, and safety codes to maintain safe operations.
• Participate in emergency Situations and adhere to on-call rotation.
• Demonstrate supervisory skills in managing maintenance tasks and teams.
• Apply risk management and OSHA regulations to ensure safe work conditions.
• Utilize Microsoft Office and Yardi for operations.
• Demonstrate stamina lifting up to 50 pounds and working in varying weather, stairs, ladders.
• Support general maintenance with carpentry, drywall, and painting.
• Assist in ordering supplies and tracking inventory.
• Assist in building and apartment inspections.

We are currently seeking an exceptional Assistant Maintenance Manager to join our team and support our residential properties in Jersey City, NJ. The Assistant Maintenance Manager is responsible for ensuring the smooth operation and upkeep of properties managed by our company, overseeing maintenance, repairs, and improvement projects.

This job opportunity is Full-time.

Rate range:

$30 - $33.00/hour

Responsibilities include but are not limited to:

• Demonstrate care and attention to our residents by promptly addressing their concerns and diligently completing apartment work orders.
• Resolve maintenance issues encompassing HVAC, electrical, plumbing, and appliance repair.
• Oversee the make-ready and apartment turnover process meticulously to ensure timely leasing and smooth resident move-ins.
• Uphold the building's value by consistently implementing preventative maintenance programs.
• Maintain the building's aesthetic appeal and community safety through regular upkeep, snow removal, and ground maintenance.
• Ensure optimal operational efficiency across all property components.
• Comply with relevant building, county, and safety codes and standards to maintain accident-free operations.
• Participate in emergency situations at the property and adhere to the emergency on-call rotation schedule.
• Exhibit strong leadership abilities and demonstrate supervisory skills in managing maintenance tasks and team members.
• Use knowledge of risk management and OSHA regulations to ensure safe working conditions.
• Utilize proficiency in Microsoft Office suite and Yardi software for operational needs.
• Demonstrate physical stamina to lift and move items weighing up to 50 pounds and work in varying weather conditions, including climbing stairs and using ladders.
• Show basic carpentry, drywall, and painting skills to support general maintenance tasks.
• Assist with ordering supplies and tracking inventory.
• Assist in completing building and apartment inspections

Requirements:

• 2-4 years of experience in residential building maintenance.

• Capable of exerting 25 to 50 pounds of force frequently, and/or 10 to 20 pounds of force constantly, comfortable climbing stairs, using ladders, and working in varying weather conditions.
