Position Summary

The Assistant Maintenance Manager will carry out duties necessary to maintain and enhance the value of the community, and will assume Maintenance Manager responsibilities when the Manager is unavailable.

Responsibilities

  1. Ensure prompt coordination and response to emergency on-call and after-hours maintenance assignments.
  2. Complete work orders and maintenance tasks within 24-48 hours, updating records and setting clear expectations.
  3. Document all maintenance activities and communicate with residents, team members, and supervisors.
  4. Troubleshoot, diagnose, and repair issues including HVAC, electrical, plumbing, and more.
  5. Perform sheetrock repairs to maintain aesthetics and structural integrity.
  6. Ensure compliance with safety and environmental policies, including OSHA regulations.
  7. Collaborate with team members, other departments, and external contractors.
  8. Conduct proactive preventive maintenance activities.
  9. Assess safety and cleanliness standards, ensuring regulatory compliance.
  10. Report supply needs and maintain shop organization.
  11. Assume Maintenance Manager responsibilities in their absence.

Qualifications

  • One year of multifamily maintenance experience and/or training, or equivalent education and experience.
  • High school diploma or GED (preferred).
  • EPA certification required.
  • CPO certification (preferred).
  • Basic skills in Microsoft Office Suite.
  • Valid driver’s license required.

Physical Requirements

  • Ability to walk, stand, climb stairs/ladders, and access various areas.
  • May need to push, pull, bend, kneel, and reach overhead.
  • Dexterity for tools and reading blueprints.
  • Visual and auditory ability to perform inspections and communicate effectively.
  • Occasional lifting up to 50 pounds, with assistance as needed.
  • Operate maintenance tools, power tools, ladders, lifts, and office equipment.

Work Environment

  • On-site role with outdoor exposure.
  • May involve working in confined spaces, heights, or hazardous areas.

This role is associated with Apartment Maintenance, Maintenance Technician, Assistant Maintenance Supervisor, and similar titles.
