Job summary

CWS Apartment Homes is seeking an Assistant Maintenance Director who blends hands-on maintenance with customer service leadership. You’ll lead a maintenance team, prepare ready-to-rent apartments, and handle service requests while ensuring safety and quality across properties.

You should have 1–2 years in apartment maintenance, with HVAC, EPA certifications, and Yardi experience, plus a valid driver’s license and your own basic tools. This role requires flexibility for weekends and emergencies.

Qualifications

  • High School diploma or GED preferred.
  • Yardi software experience preferred.
  • EPA, HVAC I & II, CPO and local certifications required.
  • 1–2 years’ full-time apartment maintenance experience or related trade.
  • Valid driver’s license and insurance required; own basic hand tools.

The Assistant Maintenance Director is a combination of both hands‑on maintenance and customer service. What Your Day Consists Of
  • Assist with leading maintenance team
  • Prepare make-ready apartments
  • Complete service requests
  • Maintain inventory and shop organization
  • Perform common area maintenance
  • Participate in preventative maintenance program
  • Participate in resident satisfaction programs
  • Communicate with customer, residents, investors, vendors, leadership, and CWS team members
  • Participate in the CWS Risk Management Program and Safety Programs
What You Bring To Us
  • High School diploma or GED (preferred)
  • Yardi software experience (preferred)
  • EPA, HVAC I & II, CPO and local certifications (required)
  • Minimum 1‑2 years previous full‑time work experience in apartment maintenance or a trade that requires basic knowledge of electricity, plumbing, carpentry, painting, and HVAC (required)
  • Apartment maintenance (preferred)
  • Possess a valid driver’s license and current automobile insurance (required)Own a basic set of hand tools (required)
  • Able to read service requests, schedules, and regularly converse with team members, residents, and vendors in English
  • Basic computer skills
  • Able to adhere to set and variable work schedule, including weekends and emergencies as required

Work Environment

Work is performed throughout residential apartment communities in both office and field settings. Position may involve exposure to outdoor weather conditions, maintenance equipment, construction areas, chemicals, noise, dust, and other environmental conditions associated with property maintenance activities.

Physical Requirements

Requires frequent walking throughout the property, including climbing stairs, inspecting units, and assisting with maintenance operations. Position involves standing, bending, kneeling, reaching, climbing ladders, and lifting or moving materials and equipment up to 50 pounds. Must be able to work indoors and outdoors in varying environmental conditions and safely operate maintenance tools and equipment.
