Job summary

CWS Apartment Homes is seeking an Assistant Maintenance Director to lead and support the maintenance team across residential properties. You will balance hands-on trades with supervisory duties to ensure timely service completion and high resident satisfaction.

You will manage make-readies, preventive maintenance, and inventory while collaborating with residents, vendors, and leadership to uphold safety standards and company policies.

Qualifications

• High School diploma or GED completed.
• Yardi software experience preferred.
• EPA, HVAC I & II, CPO and local certifications required.
• Minimum 1–2 years in apartment maintenance or related trade.
• Valid driver’s license and current automobile insurance required.
• Own a basic set of hand tools.

Responsibilities

• Assist in leading maintenance team and coordinate work orders.
• Prepare make-ready apartments and common areas.
• Complete service requests in a timely manner.
• Maintain inventory and shop organization.
• Participate in preventative maintenance program and safety initiatives.

Position may involve exposure to outdoor weather conditions, maintenance equipment, construction areas, chemicals, noise, dust, and other environmental conditions associated with property maintenance activities. **Physical Requirements:** Requires frequent walking throughout the property, including climbing stairs, inspecting units, and assisting with maintenance operations. Position involves standing, bending, kneeling, reaching, climbing ladders, and lifting or moving materials and equipment up to 50 pounds.
