Job summary

Arbor Property Management, Inc. is seeking an Assistant Maintenance at our Texas property to help preserve the safety, appearance, and functionality of the community while delivering excellent resident service.

You will perform general maintenance including plumbing, electrical, HVAC, and carpentry, maintain grounds, and support on-call emergencies. A valid driver’s license is required; 1–3 years of experience is preferred.

Qualifications

• High school diploma or GED is required.
• Strong customer service and communication skills.
• Experience with apartment maintenance systems is preferred.

Responsibilities

• Respond to resident service requests promptly and professionally.
• Perform plumbing, electrical, HVAC, carpentry, and general maintenance repairs.
• Prepare vacant apartments and assist with preventive maintenance.
• Maintain grounds, common areas, and curb appeal.
• Assist with inspections, inventory, and contractor coordination.

TexasPosition SummaryThe Assistant Maintenance is responsible for helping preserve the safety, appearance, functionality, and overall condition of the community while delivering exceptional customer service to residents. This position performs general maintenance, apartment make-ready work, preventive maintenance, grounds care, and emergency repairs while supporting the Lead Maintenance and Property Manager.Essential Duties and ResponsibilitiesResident Service & MaintenanceRespond to resident service requests promptly and professionally.Perform plumbing, electrical, HVAC, appliance, carpentry, drywall, painting, and general maintenance repairs within the scope of the position.Maintain accurate work order documentation.Provide courteous customer service while working in occupied apartments.Apartment Turnovers & Preventive MaintenancePrepare vacant apartments in accordance with Arbor make-ready standards.Assist with preventive maintenance and inspections.Property Appearance & GroundsMaintain grounds, common areas, pool, landscaping, exterior lighting, and curb appeal.Prepare the property for seasonal weather events, including freeze conditions, in accordance with company procedures.Safety, Compliance & Team SupportAssist with inspections, inventory, contractor coordination, meetings, training, and other assigned duties.On-Call ResponsibilitiesParticipation in the company's rotating on-call schedule is an essential function of this position.
