Job summary

Lloyd Companies is seeking an Assistant Project Manager in Rapid City, SD to support the VP of Construction and project managers. You will help assemble estimates for commercial and multifamily projects and collaborate with the construction team and clients.

The role emphasizes cost estimation, subcontractor scopes, and maintaining project documentation while working under deadlines and within budget. Experience in estimating and reading blueprints is essential.

Qualifications

  • Estimating experience for multi-family and/or commercial projects.
  • Bachelor’s degree required.
  • Knowledge of building codes applicable to scope of work.
  • Ability to read and interpret blueprints and specifications.
  • Proficient use of computer and estimating software.

Responsibilities

  • Create proposals for both simple and complex Request for Proposal offerings.
  • Receive and evaluate quotes for applicable scopes and alignment with bid documents.
  • Qualify vendor proposals to ascertain scope duplication and/or omissions/exclusions.
  • Develop and maintain relationships with clients and vendors.
  • Scan and file Subcontracts, Quotes, & Project Documents within 24 hours.
  • Maintain historical cost records for preliminary cost estimates.
  • Prepare detailed cost comparisons and analysis of Subcontractor proposals.
  • Prepare detailed quantity take-offs and cost factors for estimates.
  • Collaborate with the construction team to negotiate/award projects.
  • Draft/Negotiate written Scopes of Work for Subcontractors and Material Suppliers.
  • Verify Subcontracts and P.O.s are written and entered for every project.
  • Assist in standardizing Policies, Procedures, and departmental consistency.
  • Perform miscellaneous duties for Project Managers and maintain office duties.
  • Work in a deadline-driven environment and meet company goals.

SUMMARY

The role of the Assistant Project Manager is to provide support and assistance to the VP of Construction as well as project managers. Additionally, this individual will be responsible for assembling estimates for commercial and/or multifamily projects. This individual shall perform job functions in collaboration with the construction team and our internal and external clients.

ESSENTIAL DUTIES AND RESPONSIBILITIES
  • Create proposals for both simple and complex Request for Proposal offerings.
  • Receive and evaluate quotes for applicable scopes and alignment with bid documents.
  • Qualify vendor proposals to ascertain scope duplication and/or omissions/exclusions.
  • Continually develop and maintain relationships with client and vendor base and assist in maintaining contact and relationship records of those clients and vendors.
  • Scan and file all Subcontracts, Quotes, & Project Documents in an appropriate place within 24 hours of receiving.
  • Maintain a record of historical costs for use in developing preliminary cost estimates for projects.
  • Directly prepare detailed cost comparisons and analysis of Subcontractor proposals for current and future projects.
  • Directly prepare detailed quantity take-offs and assign market relevant cost factors to fully articulate preliminary/final construction cost estimates.
  • Collaborate with the construction team to fulfill project goals by negotiating/awarding projects to vendors (demonstrating proficient creativity, conflict resolution, and negotiating abilities).
  • Draft/Negotiate written Scopes of Work for Subcontractors and Material Suppliers to establish clear expectations.
  • Verify that Subcontracts and P.O.’s are written and entered for every project in progress.
  • Assist in standardizing Policies, Procedures, and help ensure Department Consistency.
  • Miscellaneous items requested by Project Managers such as printing plans, mailing samples/plans, delivering documents, picking up documents/office materials, and other general office upkeep.
  • Work at a high level and operate under a deadline driven environment.
  • Perform all other duties assigned and those that may be necessary to achieve company and departmental goals.
JOB REQUIREMENTS
  • Have the necessary experience and knowledge to estimate all types of projects.
  • Knowledge of building codes that are applicable to scope of work.
  • Strong technical expertise in all aspects of building construction, including all general trades, plumbing trades, mechanical trades and electrical trades, with an emphasis on energy efficiency and lean construction techniques.
  • Exceptional knowledge of building products, construction details and relevant rules, regulations and quality standards.
  • Ability to read & interpret blueprints and specifications.
  • Proficient use of computer and estimating software.
  • Conceptual estimating: Able to establish budgets for projects from early schematics.
  • Strong analytical skills with a high level of attention to detail and cost analysis.
  • Must communicate well (written, verbal, and electronically) with clients, all levels of company staff, subcontracted vendors, and design professionals.
  • Excellent time management, organizational, and follow – through skills.
  • Flexibility, winning spirit/attitude, tolerance for change.

  • Estimating experience with multi-family and/or commercial projects.
