The Franklin Johnston Group in Washington, DC is seeking an Assistant Community Manager to help operate a busy apartment community under the Community Manager's direction. You will assume key responsibilities in their absence and support leasing, maintenance, and resident relations.

You will handle administrative tasks, rent posting, leasing tours, and coordination of staff while upholding Fair Housing standards and company policies.

Qualifications

  • Fair Housing training must be completed within 1 day of hire.
  • Sexual harassment, workplace harassment and drug-free workplace training must be completed within 7 days of hire.
  • Requires valid driver’s license and Fair Housing certificate within 60 days.

Responsibilities

  • Efficient reporting, maintenance and submission of administrative forms and reports; post rent to MRI and perform bookkeeping as needed.
  • Assist Community Manager in orientation, training and scheduling of leasing and office personnel.
  • Inspect model, office and vacant units to ensure marketability and organize on-site files.
  • Show available apartments, assist with lease renewals and respond to resident needs.
  • Maintain professional appearance and behavior; uphold Fair Housing standards.

Job Title: Assistant Community Manager

Supervisor: Community Manager

JOB SUMMARY:

Responsible for ensuring the efficient operation of the community under the direction of the Community Manager. Able to assume responsibility for the community in the Community Manager’s absence.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

include the following but are not limited to the job specifications contained herein. Additional duties or job functions that can be performed safely may be required as deemed necessary by supervisory personnel.

  • Efficient and timely reporting, maintenance and submission of all administrative forms, files, and reports. Post rent to MRI. Perform bookkeeping functions, as necessary.
  • Assisting the Community Manager in subsequent orientation, training and scheduling of all leasing and office personnel.
  • Inspect model, office, and vacant units as necessary to ensure marketability. Ensure on-site office is organized and files are maintained as required. Inspect all make‑readies.
  • Need to have an awareness of the “curb appeal” of the community.
  • Shop competition regularly and have knowledge of their pricing, policies, lease terms, community terms, etc.
  • Lease to qualified prospects by showing available apartments. Assist with the lease renewal program with initial contact and follow‑up on residents.
  • Responsible for always ensuring a professional appearance and behavior for oneself and all personnel.
  • Thorough knowledge of leasing techniques and sales methods as outlined in the Leasing & Marketing Manual. Fully informed of current rental rates, sizes, locations, and all amenities of community.
  • Knowledge of Fair Housing Standards
  • Thorough knowledge of company policies and procedures.
  • Responsible for ensuring efficient and courteous response to all resident requests.
  • Assisting the Community Manager in designing and implementing a resident retention program, i.e., a newsletter or social activities.
  • Responsible for reporting any unusual or extraordinary circumstances regarding the residents or the community.
  • Operate within OSHA (Occupational Safety & Health Act) standards and company safety policies at all times.
  • Responsible for seeking educational opportunities and self‑improvement for personal growth and development.

Salary Range is $19.11 - $36.06 per hour

The base salary range displayed represents the expected minimum and maximum compensation for this role at the time of posting. Final salary offers are determined based on multiple factors, including the candidate's relevant experience, specific skills, qualifications, and type of property.

SUPERVISORY RESPONSIBILITIES:

This job has no supervisory responsibilities unless the Community Manager is unavailable or away from the community.

QUALIFICATIONS

Tax Credit/HUD experience preferred. To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. EDUCATION and/or EXPERIENCE

High school diploma or general education degree (GED); or one-year related experience and/or training; or equivalent combination of education and experience.

LANGUAGE SKILLS

Bilingual (English/Spanish) preferred, but not required. Ability to read and comprehend simple instructions, short correspondence, and memos. Ability to write simple correspondence. Ability to effectively present information in one‑on‑one and small group situations to customers, residents/clients, and other team members of The Franklin Johnston Group/FJ Community Payroll.

MATHEMATICAL SKILLS

Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages.

TRAINING

Fair Housing must be completed within 1 day of hire. Preventing Sexual Harassment, Workplace Harassment and Drug Free Workplace courses must be completed within 7 days of hire.

REASONING ABILITY

Ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions. Ability to deal with problems involving a few concrete variables in standardized situations.

CERTIFICATES, LICENSES, REGISTRATIONS

A valid driver’s license is required for this position. Fair Housing Certificate must be obtained within 60 days of hire.
