The Assistant Community Manager is to assist the Community Manager in effectively managing the assigned properties. In the manager’s absence, the assistant manager will assume all responsibilities associated with accomplishing the property objectives as set forth by the property supervisor and property owner. In addition, the assistant manager is directly responsible for maintaining daily, weekly, and monthly reports including accurately reporting of rents and deposits received.

Description

Income Collection:

  • Maintain accurate records of rent, deposits, and application fees.
  • Issue notices for late payments or other issues.
  • Deposit all funds daily.

Resident Relations:

  • Maintain a positive customer service attitude.
  • Inspect property, address service needs, and report maintenance issues.
  • Assist with move-in/move-out inspections as needed.

Marketing & Leasing:

  • Assist with leasing, show properties, and handle inquiries from prospective and current residents.
  • Work on lease renewals and maintain market awareness.
  • Conduct weekly outreach marketing as assigned.

Administrative:

  • Update reports and ensure proper filing of documents.
  • Process move-ins/outs and security deposits.
  • Coordinate service requests with maintenance and follow up with residents.

General:

  • Perform other duties as assigned by the Community Manager or Property Supervisor.

Qualifications:

  • Minimum 2 years of property management experience.
  • Basic computer knowledge.

Work Hours:

  • Full-time (40 hours/week), may include weekends or holidays. Overtime requires prior approval.

Physical Requirements:

  • Ability to stand, walk, and sit throughout the day.
  • Frequent bending, climbing stairs, and lifting up to 20 lbs.
  • Strong vision and hearing for communication and inspections.

Driving Requirements:

  • Occasional use of personal vehicle for property inspections and errands.
  • Must have valid driver’s license, insurance, and be able to operate a golf cart.
  • Primarily indoor work with some outdoor exposure.
  • Occasional exposure to cleaning chemicals and outdoor elements.
