What You'll Do
Essential Job Functions:
- Assist the Community Manager in managing the day-to-day operations of the community to maintain professionalism among all team members. Responsibilities include but are not limited to:
- Adhere to Morgan’s Leasing and Marketing, Management and Operations, Maintenance, and Emergency Procedures manuals, as well as the Team Member Handbook.
- Operate the office in a professional, clean, and well-staffed manner.
- Maintain office and resident files (paper and online) securely and confidentially following Morgan standards.
- Coordinate with the Maintenance Supervisor and team regarding service requests, community maintenance, and cleanliness.
- Ensure all monies received are properly deposited and recorded per Morgan standards.
- Supervise the leasing team in the absence of the Community Manager.
- Fulfill all required training for this position.
- Maintain and promote excellent resident relations by promptly addressing comments and complaints, ensuring professionalism, and fostering a sense of community.
- Assist the Community Manager with the service team by monitoring service requests, inspecting apartments, and managing utility bills.
- Handle bookkeeping and rental collections, including submitting payables, preparing financial reports, and ensuring timely rent collection and legal compliance.
- Monitor community compliance with Fair Housing and ADA laws.
- Support marketing efforts by understanding the sub-market, supervising leasing activities, and ensuring adherence to fair housing standards.
- Perform all leasing consultant duties as needed and work overtime to meet customer service standards.

Other tasks as assigned by your supervisor, not listed as essential functions.
Physical Requirements
- Stand for 33% to 100% of the time.
- Perform activities such as bending, stooping, squatting, kneeling, climbing stairs, and inspecting the community.
- Lift over 50 lbs with assistance; occasional lifting of 10-25 lbs frequently needed.
Vision Requirements:
- Constant to frequent need to read reports, view screens, and see details at various distances.
Hearing, Speaking, and Written Requirements:
- Constant need to communicate verbally and in writing with residents, staff, vendors, and management.
Driving Requirements:
- Frequent use of personal transportation for community-related tasks.
- Must have valid driver’s license, insurance, and registration.
Qualifications
Education
- Required: High School diploma or equivalent.
- Preferred: Associate’s or Bachelor’s degree.
Experience
- Required: Minimum 3 years as Assistant Community Manager or similar role.
- Preferred: Proven experience in customer service, organizational skills, and marketing.
