Assistant Community Manager

The Assistant Community Manager oversees daily operations and financial functions of the housing community under the supervision of the Community Manager. Key responsibilities include managing rent collection, financial reporting, personnel, leasing, maintenance, administration, and risk management. As an onsite leader, you will supervise staff and property compliance with policies, safety, fair housing, and liability standards.

Essential Duties & Responsibilities
Financial Management
  • Post all payments and income accurately and promptly.
  • Process and reconcile daily account receivables.
  • Follow up on bad debt, prepare late notices, contact residents/guarantors, and file evictions.
  • Help meet budgeted revenues, expenses, and Net Operating Income.
  • Post charges to resident accounts, including utilities billing.
  • Perform end-of-month closing and reporting.
  • Maintain organized records and audit resident files.
  • Manage move-out charges, security deposits, and refunds.
Personnel Management
  • Attend onsite daily.
  • Use consistent techniques for screening, hiring, training, coaching, and developing staff.
  • Ensure staff effectiveness through ongoing training and guidance.
  • Promote harmony and high performance among staff.
  • Ensure policy compliance.
  • Implement effective leasing strategies and follow-up procedures.
  • Execute marketing strategies per the annual plan.
  • Handle resident complaints and develop retention programs.
  • Show, lease, and move-in prospective residents.
Administrative Management
  • Provide excellent customer service and monitor maintenance responsiveness.
  • Maintain property appearance and ensure timely repairs.
  • Assist in supervising business functions related to operations.
  • Manage resources, equipment, and supplies economically.
Education/Experience
  • High School Diploma or equivalent; Bachelor's preferred, or 2 years in housing industry, or related experience.
  • Basic computer skills and understanding of onsite software.
  • Knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
  • Remain stationary, stand, sit, communicate, and perform repetitive motions.
  • Move about property, ascend/descend ladders, work in various environments and conditions, lift objects up to 25 lbs, and work overtime/weekends as needed.

Asset Living offers a comprehensive rewards package including benefits, 401K, bonuses, paid sick days, and holidays. Salary range: $23-$24/hour.
