The Assistant Community Manager assists in overseeing the daily operations of the community including, but not limited to, managing financial matters, handling resident relations, coordinating maintenance work, enforcing leases, and preparing performance reports. They assist in managing the activities of the entire on-site staff and coordinate available resources to effectively and successfully accomplish financial and operational objectives as set forth by Westland Real Estate Group’s vision.
Be able to work at other local Westland Properties if asked at anytime.
Responsibilities: General
- Property Management
- Manage all aspects of assigned community
- Maintain accurate records of all community transactions
- Maintain awareness of industry laws, standards and regulations
- Inspect community on a regular basis
- Report all liability and community incidents
- Ensure property has appropriate security
- Submit required reports as appropriate
- Attend management meetings
- Special projects and other duties as assigned
Leasing
- Oversee leasing activities to achieve occupancy standards
- Resident Relations ○ Encourage positive resident relations
- Enforce property policies and procedures
- Generate necessary legal action, documents and process in accordance with State Law and Westland Real Estate Group’s guidelines
Maintenance
- Oversee maintenance and repairs
- Assure there are adequate market ready apartments Finance and Budgetary
- Accomplish financial goals and report performance periodically
- Collect receivable accounts and handle operating expenses to meet budget
- Give input on the development of and management of annual budgets Personnel
- Oversee property personnel and manage their performance
- Be aware of, implement and enforce company policies/procedures
Requirements
- High school diploma/GED
- 2 - 5 years experience as a Property Manager or similar role
- Working knowledge of property regulations Personal Competencies
- Ability to understand financial and operational goals and implement processes to achieve goals
