Position: Assistant Community Manager

The Assistant Community Manager oversees daily operations and financial functions of the housing community under the supervision of the Community Manager. Responsibilities include rent collection, financial management, personnel supervision, leasing, maintenance, and ensuring compliance with policies and regulations.

Essential Duties & Responsibilities
Financial Management
  • Post all payments and income accurately and timely.
  • Process and reconcile account receivables daily.
  • Follow up on bad debt, prepare late notices, contact residents/guarantors, and file evictions.
  • Help meet budgeted revenues, expenses, and Net Operating Income.
  • Post charges to resident accounts and bill back utilities where applicable.
  • Perform end-of-month closing and reporting.
  • Maintain organized records and audit resident files.
  • Post move-out charges, refunds, and security deposits.
Personnel Management
  • Attend onsite daily.
  • Screen, hire, train, coach, and develop staff using consistent techniques.
  • Ensure staff effectiveness through ongoing training and guidance.
  • Promote harmony and high performance among staff.
  • Ensure staff compliance with company policies.
Strategic Leasing Management
  • Ensure effective leasing techniques and accurate reporting.
  • Implement marketing strategies from the annual plan.
  • Address resident complaints and requests.
  • Develop resident retention programs.
  • Show, lease, and move-in prospective residents effectively.
Administrative Management
  • Maintain excellent customer service and monitor service requests.
  • Ensure property appearance and timely repairs through inspections.
  • Supervise operational functions and manage resources efficiently.
Education/Experience
  • High School Diploma or equivalent; Bachelor's preferred or 2 years industry experience.
  • Basic computer skills and knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
  • Regular standing, sitting, communication, and repetitive motions.
  • Occasional climbing, lifting up to 25 lbs, operating machinery, working in various environments and hours.

Compensation is based on skills, experience, and certifications, with a total rewards package including benefits, 401K, bonuses, and paid time off.

Salary Range: $17 - $22 per hour.
