About the Role

Axia Residential is seeking an experienced, energetic, and hands‑on Assistant Community Manager for an affordable/workforce housing community in East Point, Georgia.

This is not an entry‑level Assistant Community Manager position. We are looking for someone who has worked in a Class C, affordable, workforce, or similarly complex multifamily community with 250 or more units, and understands the realities of managing significant resident delinquency, collections, evictions, housing‑assistance programs, and challenging resident accounts.

The right person knows how to be firm but fair. You should be comfortable having difficult conversations, in person resident follow‑up, pursuing collections consistently, and holding residents accountable‑—while still building genuine relationships with the community.

We want someone who brings energy to the property, builds rapport with residents, and team members, and has a true passion for people and property operations.

What You’ll Own:
Collections & Delinquency

Collections will be a major part of this position. You will:

  • Begin collection efforts immediately on the 5th of each month.
  • Personally contact residents regarding outstanding balances through phone calls, emails, notices, and in person resident follow‑up, including door knocking when appropriate and permitted by company policy and applicable law. Knowledge of Elise AI helps enhance the human contact.
  • Maintain detailed delinquency tracking and follow up consistently until accounts are resolved.
  • Prepare, document, and actively and consistently track Promises to Pay (PTPs) and immediately follow up on missed commitments.
  • Work with residents to identify legitimate payment solutions while maintaining consistent collection standards.
  • Coordinate notices, dispossessory filings, eviction documentation, court requirements, and related collection activity.
  • Apply collection procedures consistently while identifying available assistance and escalating accounts according to established policy.
  • Maintain accurate resident ledgers, notes, documentation, and collection records.
  • Help the Community Manager drive delinquency down and improve the property's overall collection performance
Housing Assistance & Resident Resources

This community serves residents with a variety of housing needs. You should be comfortable navigating housing‑assistance programs and helping connect qualified residents with available resources. Responsibilities include:

  • Community outreach.
  • Experience working with HUD and housing‑assistance programs.
  • Communicating with housing agencies and maintaining required resident documentation.
  • Working with nonprofit, charitable, government, and community organizations that provide rental or housing assistance.
  • Helping residents navigate available assistance while continuing to actively manage their outstanding balances.
  • Tracking applications, pledges, assistance payments, documentation, and outstanding balances through completion.
  • Building productive relationships with organizations that can help stabilize qualified residents.
Resident Relations

Strong collections require strong relationships. We are looking for someone who can build trust with residents without losing accountability. It's important to:

  • Know the residents and understand what is happening throughout the community.
  • Build rapport through consistent, respectful communication and visibility onsite.
  • Handle difficult conversations calmly and professionally.
  • Resolve resident concerns while enforcing lease requirements and community policies consistently.
  • Be approachable and compassionate, but comfortable saying "no" when necessary.
  • Help create a community where residents feel respected and expectations are clear.
Property Operations & Leasing

You will also partner closely with the Community Manager and onsite team on daily operations, including:

  • Leasing apartments and conducting tours when needed.
  • Processing applications, renewals, notices, and lease documentation.
  • Monitoring occupancy, renewals, leasing activity, and resident retention.
  • Coordinating with maintenance on resident issues, inspections, work orders, and apartment turns.
  • Assisting with monthly reporting, audits, resident files, and operational deadlines.
  • Maintaining compliance with Fair Housing requirements, company policies, and applicable housing regulations.
  • Stepping in wherever needed to help the property and team succeed.
Required Experience
  • 4+ years of multifamily property management experience.
  • Previous Assistant Community Manager experience or substantial experience handling Assistant Manager-level responsibilities.
  • Experience working at a Class C, affordable, workforce, or operationally challenging multifamily community.
  • Demonstrated experience managing significant delinquency and resident collections.
  • Experience with eviction/dispossessory processes and collection documentation.
  • Experience preparing and tracking Promises to Pay.
  • Experience working with HUD, housing assistance, rental‑assistance programs, or similar resident programs.
  • Comfortable conducting direct resident outreach, including door knocking when appropriate.
  • Strong understanding of Fair Housing requirements.
  • Experience with property management software such as Entrata, RealPage, Yardi, or similar.
