The Position:

The Assistant Community Manager greets prospects, processes applications, manages leases and renewals, handles rent collections and evictions, and promotes resident satisfaction and property visibility through effective communication and social media.

Responsibilities
  • Greet and qualify prospects professionally using guest cards in our Lead Management Software. Assist prospects with applications and deposits, adhering to company procedures and Fair Housing requirements.
  • Keep an updated availability report, process applications (including credit checks and rental history verification), submit them for the Community Manager's approval, and follow up with applicants on their status.
  • Show apartments, close sales, prepare units for move-ins, obtain signatures, and provide community orientation.
  • Manage lease renewals, send notices, handle move-outs, apply fees when necessary, and keep property management software updated.
  • Manage rental collections, enforce lease terms, track fees, and initiate evictions when needed for financial compliance and revenue optimization.
  • Respond promptly to resident complaints, questions, and requests to promote satisfaction and retention.
  • Follow eviction procedures, including notices, court representation, and proceedings.
  • Conduct market research, implement outreach marketing, and update Radix or similar systems.
  • Assist in maintaining an active social media presence to enhance visibility and engagement.
  • Complete all necessary paperwork for leasing, move-in, check-out, and other periods in a timely manner.
Qualifications

Education & Experience:

  • High school diploma or GED; or 1-3 months of relevant experience, training, or a combination.
  • At least one year of customer service or leasing experience; background in accounting and customer service preferred.
  • Proficiency in Microsoft Office Suite and Project Management.
  • Valid driver’s license required.
Physical Requirements
  • Sitting for extended periods, climbing stairs, reading documents and screens.
  • Ability to hear and understand verbal communication.
  • Occasional lifting of items up to 20 pounds.
  • Operate computers and office equipment.
Work Environment
  • On-site role with outdoor exposure.
  • May involve working in confined spaces or hazardous areas.

This role is associated with Assistant Manager, Assistant Property Manager, or Assistant Business Manager.
