Role Overview

The Assistant Community Manager oversees daily operations and financial functions of the housing community under the supervision of the Community Manager. Key responsibilities include managing rent collections, financial reporting, personnel, leasing, maintenance, administration, and risk management. The role involves supervising staff, ensuring compliance with policies, safety, and fair housing guidelines.

Essential Duties & Responsibilities
Financial Management
  • Post all payments and income accurately and timely.
  • Process and reconcile account receivables daily.
  • Follow up on bad debts, prepare late notices, and file evictions.
  • Help meet budgeted revenues, expenses, and Net Operating Income.
  • Post charges to resident accounts and bill utilities where applicable.
  • Perform end-of-month closing and reporting.
  • Maintain organized records and audit resident files.
  • Manage move-out charges, security deposits, and refunds.
Personnel Management
  • Attend onsite daily.
  • Screen, hire, train, coach, and develop staff using consistent techniques.
  • Ensure staff effectiveness through ongoing training and coaching.
  • Promote harmony and quality performance.
  • Ensure staff compliance with company policies.
  • Implement leasing strategies and marketing plans.
  • Handle resident complaints and develop retention programs.
  • Show, lease, and move-in prospective residents.
Administrative Management
  • Provide excellent customer service and monitor maintenance responsiveness.
  • Maintain property appearance and ensure timely repairs.
  • Assist with operational functions and resource management.
Education/Experience
  • High School Diploma or equivalent; Bachelor’s preferred or two years industry experience.
  • Basic computer skills and understanding of onsite software.
  • Knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
  • Regular standing or sitting, communicating, and repetitive motions.
  • Move about property, ascend/descend ladders, work in various environments, and lift objects up to 25 lbs.
  • Work overtime, weekends, and in outdoor conditions as needed.

Asset Living offers a comprehensive total rewards package including benefits, 401K, bonuses, paid sick days, and holidays. Salary ranges from $21 to $28 per hour. This description is a general guide and may be modified at any time.
