Who you are

You are a commercial real estate management professional with 2+ years of experience working with suburban office, retail, or industrial/flex properties. Your strong customer service makes our clients feel confident with you as a part of our team. You are a self-starter who can work effectively in a management office environment and able to work with a building maintenance teammate. As part of a well-rounded Assistant Property Manager, you are working towards a future Texas Real Estate License.

You will be proficient in MS Outlook, Excel, Word, and Adobe. Yardi know-how and bilingual (Spanish) would be helpful but not necessarily required.

What you have (that we want)

You have the following knowledge and expertise that supports your proficiency as an Assistant Property Manager:

  • Assist in answering phones, taking messages and transferring calls.
  • Manage day to day operations for properties in portfolio.
  • Prepare and send correspondence to tenants such as informative memos, follow-up emails regarding tenant requests, etc.
  • Assist with past due tenant rent collections. Prepare aged delinquency reports and default notices to Tenants.
  • Process AP/AR, coded invoices and submit to Accounting Dept.
  • Assist in preparing monthly reports.
  • Supervise building Engineers, maintenance, any on-site Security, including weekly approval of timesheets.
  • Vendor setup: prepare vendor contracts and maintain tenant and vendor insurance.
  • Coordinate/assist with all renovations and/or construction projects for all properties, including the Landlord’s projects and Tenant improvement projects.
  • Preparation of lease and lenders documentation (Leases, Estoppel letters and SNDA’s for tenant’s execution as required).
  • Assist in coordinating electrical, plumbing, and HVAC work done on property with building engineer, property manager, and vendors.
  • Negotiate contracts and oversee service contracts and vendor relations.
  • Assist in coordinating lock outs.
  • Assist Property Manager with annual budgets and other financial calculations.
  • Manage/Coordinate Tenant appreciation events.
  • Manage required inspections on property systems (i.e. fire alarms, fire sprinkler systems, elevators, back flow preventers, etc.).
  • Manager of the card key access system for office buildings.
  • Complete Lease/Renewal preparations and abstracts preparations and manage through completion.
  • Assist in marketing of all properties.

  • You will actively work to make the Property Management and Accounting Team successful.
  • You will establish a working relationship with our clients who know and trust you.
  • You will continue to gain knowledge of property management through professional organizations and networking within the commercial real estate community.
  • You will help promote Keen Realty in new business opportunities and support discussions, as appropriate.
Here’s what you get from us

Keen will pay you a competitive base salary and provide you with additional bonuses and commissions. The overall compensation is dependent upon your experience and skill level along with your performance.

  • The starting compensation range is expected to be anywhere from $25 to $27 hourly depending on experience.
  • Employment during the first sixty (60) days is considered an evaluation period for both the employee and Keen to get to know each other. When the evaluation period is over and both parties want to move forward, you are then considered a permanent employee with all the rights and privileges employment provides.
  • You will receive two weeks paid vacation along with specified number of personal days and paid holidays.
  • After the required waiting period, we will offer health, vision, and dental insurance plans to you, and Keen will cover up to $500 per month towards those costs, depending on the plan(s) you participate in.
  • You will have access to free covered parking in the Westchase area.
  • You will get our support, experience, encouragement, and effort working alongside you.
  • As you master the role of Assistant Property Manager, the next step in your growth is a promotion to Property Manager and your own portfolio of properties to manage!
