Job summary

Fernwood Property Management seeks an Assistant Chief Engineer to aid in the daily operation of building systems, inspecting and maintaining mechanical equipment, logging readings, and handling condo and common area service requests.

You will train janitorial staff, manage inventory, respond to emergencies, ensure safety and code compliance, and assist the chief engineer with supervising outside contractors. Strong communication and Office Suite skills are required.

Responsibilities

Assistant Chief Engineer

Position at Fernwood Property Management.

Fernwood Property Management seeks an Assistant Chief Engineer to aid in the daily operation of building systems. Responsibilities include inspection and maintenance of all mechanical equipment, logging mechanical equipment operation readings, completing service requests in condo units and common areas, training the janitor/maintenance staff on building procedures and equipment, and assisting the chief engineer on supervising outside contractors.

Responsibilities

• Ensure effective administration of building transactions with suppliers, contractors and service providers, keeping records, reporting and communicating with residents and staff members in a timely and accurate manner.
• Support and direct the maintenance/janitorial staff in a team spirit to carry out their daily activities as specified in their job description.
• Respond promptly and effectively to emergencies according to documented procedures.
• Ensure use of amenity spaces strictly complies with existing company policy.
• Establish and implement effective procedures necessary to the efficient and timely operation of all maintenance tasks.
• Communicate proactively with the chief engineer and the property manager to recognize opportunities for enhancing office and administrative procedures.
• Work and communicate with all other staff members to promote and sustain the safety of the building, residents and their guests.
• Perform routine unit remodel inspections to ensure work is completed to building and code standards.

Building Equipment & Systems

Maintain daily logs for the following equipment:

• Chillers, air handlers
• Boilers, circulating pumps
• Water heaters, fire pumps
• Booster pumps

Train staff on how to perform rounds, recognize potential problems, and identify issues with the above equipment.

• Maintain water treatment chemical reading logs.
• Test and log elevator phone and intercoms.
• Perform regular preventative maintenance alongside the chief engineer.

General Management

• Advise management of building problems and provide solutions as they occur.
• Interview and train maintenance/janitorial staff as needed.

Inventory

• Maintain supply inventory and obtain approval for reordering.
• Perform routine inventory of building equipment and supplies.
• Order supplies to maintain adequate stock.

Janitorial Staff

• Manage staff to ensure proper cleaning of the property daily.
• Perform building inspections and report to the chief engineer and property manager.
• Inspect staff to ensure they perform their daily duties.

Unit Maintenance

• Complete work orders provided by the chief engineer and follow-through daily.
• Perform preventative maintenance on residents’ HVAC units semi-annually.

In the absence of the chief engineer, the assistant chief must take over the chief’s duties and responsibilities.

Requirements

• Strong Written and Verbal Communication Skills: ability to articulate ideas clearly and concisely, ensuring effective communication both internally and externally.
• Proficient in Outlook, Word, and Excel: mastery of essential office tools integral to streamlining processes, managing data and facilitating seamless communication.
