ASSISTANT CHIEF BUILDING ENGINEER

The Assistant Chief Building Engineer is responsible for assisting the Chief Building Engineer and Sr. Property Manager to ensure that all building systems, equipment, and facilities are functioning safely, efficiently, and in optimal condition. This role includes HVAC operations, preventive maintenance, general repairs, inspections, and providing strong customer service to tenants, vendors and stakeholders. This position performs advanced building engineering duties while providing daily leadership, supervision, technical direction, and operational support to the engineering team and on-site vendors.

QUALIFICATIONS:
Required:
  • High school diploma
  • 8+ years of commercial building maintenance or related experience
  • Demonstrated advanced experience operating, troubleshooting, repairing, and optimizing commercial HVAC, refrigeration, plumbing, electrical, mechanical, and building systems.
  • HVAC preventive maintenance, repair, and operations experience
  • First Class C Boiler’s License
  • Knowledge of Microsoft Word, Excel, Outlook, fire life safety systems, and Emergency Management Systems (EMS)/Building Automated Systems (BAS) platforms (Niagra and Tridium would be preferred)
  • Ability to work independently and efficiently on routine assignments
  • Supervisory ability or experience
  • Ability to participate in 24/7 on-call rotation for emergencies
  • Strong customer service, communication, and problem-solving skills
  • Valid Driver’s License and good driving record (per McGough Fleet Policy)
  • Working knowledge or liquid cooled chillers and cooling towers
Preferred:
  • Professional certifications such as SMA, SMT, BOMI SMA/FMA, or equivalent.
  • Chief C Boiler’s License
  • Hydronic Boiler experience
  • Post Secondary Mechanical Engineering Studies

CORE RESPONSIBILITIES:
Building System Operations:
  • Assist the Chief Building Engineer in overseeing the daily operation of all building systems.
  • Monitor, inspect, troubleshoot, repair, optimize, and maintain HVAC, refrigeration, plumbing, electrical, mechanical, fire/life safety, and Building Automation Systems/Emergency Management System.
  • Ensure building systems operate safely, efficiently, and reliably.
  • Respond to equipment failures and building emergencies.
Preventive Maintenance & Building Systems:
  • Provide day-to-day leadership and direction for Building Maintenance Technicians and Building Engineers.
  • Assign daily work orders, preventive maintenance tasks, and project assignments.
  • Monitor work quality and productivity.
  • Assist with employee onboarding, training, coaching, and performance development.
  • Promote teamwork, accountability, safety, and customer service.
  • Serve as acting Chief Engineer during absences.
Building Maintenance & Repairs:
  • Perform advanced maintenance and repairs on HVAC equipment, boilers, chillers, pumps, cooling towers, rooftop units, refrigeration systems, electrical systems, plumbing systems, and associated controls.
  • Recommend repair or replacement strategies.
  • Assist with commissioning and startup of new equipment.
Building Appearance & Housekeeping:
  • Perform cleaning and housekeeping tasks as assigned, including maintaining the building perimeter, emptying trash receptacles, and supporting general site cleanliness.
  • Coordinate outside contractors performing maintenance, inspections, repairs, testing, and capital improvements.
  • Monitor contractor performance for safety, quality, schedule, and compliance.
  • Review service reports and verify completed work.
  • Assist in obtaining repair proposals and evaluating contractor performance.
Customer Service & Client Relations:
  • Maintain positive working relationships with tenants, clients, Property Managers, and vendors.
  • Communicate maintenance activities, shutdowns, repairs, and project updates.
  • Assist with resolving tenant concerns and operational issues.
Asset Management & Capital Planning:
  • Assist the Chief Building Engineer and Senior Property Manager with facility condition assessments.
  • Recommend equipment repairs and replacement strategies.
  • Assist with preparing capital improvement recommendations.
  • Support energy conservation initiatives and operational improvements.
Administrative Responsibilities:
  • Assist with maintenance planning and scheduling.
  • Review maintenance reports and work order completion.
  • Monitor inventory of maintenance supplies and equipment.
  • Assist with purchasing materials and coordinating deliveries.
  • Support budget tracking and expense control.
  • Maintain required regulatory documentation.
Safety & Regulatory Compliance:
  • Perform work in accordance with OSHA regulations, boiler regulations, EPA requirements, applicable building codes, and McGough safety policies.
  • Conduct safety inspections and identify corrective actions.
  • Participate in emergency response activities and provide technical leadership during after-hours building emergencies.
  • Promote safe work practices throughout the maintenance team.
Other Responsibilities:
  • Maintain required licenses and certifications.
  • Participate in continuing education and professional development.
  • Participate in a rotating 24-hour on-call schedule and respond to after-hours building emergencies within established response time expectations.
  • Perform other duties as assigned.
  • Coordinate contractors performing maintenance, inspections, repairs, testing, commissioning, and capital improvement projects.
  • Monitor contractor work for quality, safety, schedule adherence, and compliance with project requirements.
  • Assist in obtaining repair proposals, evaluating contractor performance, and recommending maintenance and replacement solutions.

WORK ENVIRONMENT/TRAVEL:
  • Primary work at the Butler Square Building multi-tenant office building and/or other managed locations
  • Schedule: Monday–Friday, 7:00 AM–3:30 PM, with flexibility to work outside of normal hours as needed
  • Assigned parking provided in the loading dock (for Butler Square)
  • Frequent outdoor weather exposure during seasonal work

In alignment with our commitment to pay transparency, the hourly base salary range for this position is $34.00 to $40.00, excluding fringe benefits or potential bonuses.
