Position Summary:
We are seeking a skilled and experienced Assistant Building Engineer to oversee the maintenance, repair, and efficient operation of a 700-unit high-rise apartment building. The ideal candidate will ensure all building systems and equipment function optimally, providing a safe, comfortable, and well-maintained living environment. Responsibilities include regular inspections, troubleshooting, and repairs across HVAC, plumbing, electrical, and other systems.
Key Responsibilities:
- System Operation & Maintenance: Oversee daily operation and maintenance of mechanical, electrical, plumbing, and HVAC systems.
- Preventive Maintenance: Conduct routine preventive maintenance to prevent breakdowns and ensure longevity. Perform regular property inspections.
- Repairs: Diagnose and repair issues in residential units and common areas, including HVAC, plumbing, electrical, and infrastructure.
- Safety Compliance: Ensure compliance with safety regulations, building codes, and environmental standards.
- Energy Management: Monitor and optimize energy usage, making cost-saving and efficiency recommendations.
- Emergency Response: Respond promptly to emergencies such as system failures and power outages.
- Vendor Management: Coordinate with external contractors and vendors for specialized tasks.
- Interaction: Address maintenance requests promptly and professionally; conduct follow-up to ensure satisfaction.
Documentation:
- Maintain accurate records of maintenance activities, repairs, inspections, and safety checks.
- Keep MSDS sheets current and accessible.
- Stay informed on relevant laws, EPA, and OSHA regulations.
Leadership:
- Manage, train, and lead the maintenance team.
- Assist in hiring new technicians.
- Conduct safety meetings and maintain HAZCOM standards.
- Oversee all aspects of property maintenance, including grounds and custodial services.
Qualifications:
- Experience: 5-7 years as a Building Engineer or similar role, preferably in high-rise residential or commercial settings.
- Technical Skills: Strong knowledge of HVAC, electrical, plumbing, and mechanical systems; experience with boilers and chillers (3rd class engineer).
- Certifications: Relevant certifications such as HVAC, EPA, or building systems engineering.
- Problem-Solving: Ability to diagnose and resolve complex building system issues efficiently.
- Communication: Strong verbal and written skills for interactions with vendors and management.
Physical Requirements:
- Ability to lift up to 50 lbs, work in confined spaces, and climb ladders.
- Ability to stand, walk, sit, use hands, reach, stoop, kneel, crouch, or crawl as needed.
Availability:
Must be available for on-call emergencies, including nights, weekends, and holidays.
