Overview

Goldman Sachs Bank USA is seeking a Vice President in Dallas, TX, to join the Urban Investment Group (UIG) Asset & Wealth Management team within Real Estate. Established in 2001, UIG focuses on tax credit equity investments, real estate investments, loans, and senior loan facilities to empower underserved communities and promote long-term equitable growth. UIG manages investments and lending strategies for GS Bank USA’s Community Reinvestment Act requirements, Opportunity Zones, and contributes to initiatives like One Million Black Women and 10,000 Small Businesses. The real estate portfolio includes ground-up development and acquisitions of affordable and workforce housing.

Responsibilities:

  1. Manage a portfolio of equity investments financing various real estate developments, including mixed-income and affordable housing, retail, office, industrial, and charter schools, along with select debt and LIHTC transactions.
  2. Support senior team members in asset operations, maximizing value, and reporting.
  3. Perform internal asset valuation modeling, business plan preparation, cash flow projections, leasing strategy support, financial analysis, and reporting.
  4. Build and maintain relationships with external partners and internal teams across GS’s real estate platform.
  5. Develop and implement asset strategies in collaboration with leadership and partners.
  6. Lead asset disposition processes, including negotiations, investment memoranda, and transaction closures.
  7. Monitor compliance and covenants on tax credit equity and debt transactions.
  8. Research market trends, rental rates, and occupancy to inform investment assumptions.
  9. Conduct market and portfolio analyses, understanding industry trends.
  10. Oversee third-party asset management operations, including regular communication and visits.
  11. Collaborate with internal departments like Finance, Legal, and Compliance.
  12. Maintain performance reports and support junior team members’ development.

Qualifications:

  • Bachelor’s degree from a four-year college or university.
  • Minimum 5+ years of experience in equity asset management and transactions across multiple real estate types.
  • Strong real estate modeling skills, advanced Excel proficiency; Argus experience a plus.
  • Background in finance, real estate, accounting, or math preferred.
  • Analytical mindset with high attention to detail.
  • Excellent communication skills for presenting strategies and managing relationships.
  • Ability to thrive in a fast-paced environment and prioritize tasks.
  • Self-motivated, capable of working independently and in teams.
  • Interest in impact investing and creating positive community change.
  • Willingness to collaborate with public sector entities and navigate complex environments.
