Job summary

CFS in Providence, RI is seeking an Asset Manager to join a growing real estate portfolio. This newly created role offers meaningful influence and the opportunity to partner directly with senior leadership.

You will gain broad exposure across Asset Management, Accounting, and Property Management, shape reporting and controls, monitor performance, and drive portfolio results with hybrid flexibility and substantial autonomy.

Qualifications

• 5+ years of real estate asset management experience.
• Experience with a real estate owner/operator, asset management firm, or property management organization.
• Affordable housing experience strongly preferred, particularly LIHTC, HUD, and Section 8.
• Strong understanding of property operations, financial statements, NOI, rent rolls, occupancy, budgeting, and forecasting.
• Ability to translate financial and operating data into actionable recommendations.
• Advanced Excel skills and experience with property management systems such as RealPage or Yardi.

Responsibilities

• Monitor property and portfolio performance; identify risks and opportunities.
• Analyze NOI, occupancy, rent rolls, collections, operating expenses, and capital expenditures.
• Partner with third-party Property Management teams to address performance gaps and drive accountability.
• Review monthly financial statements and property reporting for accuracy and alignment with operations.
• Lead budget-to-actual variance analysis; support property budgets, forecasts, and financial performance reporting.
• Evaluate performance across affordable housing properties, including LIHTC, HUD, and Section 8 portfolios.
• Present actionable insights to senior leadership and improve reporting, controls, and collaboration across teams.
