About the Opportunity
We are recruiting for a Residential Asset Manager to join a well-established, privately held real estate investment, development, and management company headquartered in Wilmington, Delaware. This is an excellent opportunity for a financially driven real estate professional with direct multifamily asset management experience who enjoys analyzing property performance, identifying opportunities to increase profitability, and working closely with property management and senior leadership to maximize asset value.
The ideal candidate will have experience managing the financial and operational performance of a portfolio of apartment communities, including budgeting, forecasting, financial analysis, capital improvement programs, and developing strategies to improve Net Operating Income (NOI).
We are particularly interested in candidates who have worked for multifamily owners, investors, or developers and have a strong understanding of both the financial and operational sides of residential real estate.
Key Responsibilities
- Multifamily Portfolio Oversight: Monitor the financial and operational performance of a portfolio of residential apartment communities, including occupancy, rental revenue, expenses, cash flow, and NOI.
- Financial Analysis & Reporting: Analyze monthly financial statements, operating budgets, forecasts, and budget-to-actual variances to identify trends, risks, and opportunities for improvement.
- NOI & Asset Value Optimization: Develop and implement strategies to increase revenue, reduce operating expenses, improve occupancy, and maximize property profitability and long-term asset value.
- Capital Projects & Renovations: Evaluate and monitor capital expenditures, renovation programs, property improvements, and value-add initiatives to ensure they align with investment objectives.
- Business Planning: Develop and monitor property-level business plans, annual budgets, forecasts, and performance improvement strategies.
- Operational Collaboration: Work closely with property management teams to identify underperforming assets, address operational challenges, and implement corrective action plans.
- Portfolio Reporting: Prepare financial analyses, asset performance reports, and recommendations for senior leadership and ownership.
- Cross-Functional Coordination: Partner with accounting, finance, construction, and operations teams to ensure properties achieve their financial and operational goals.
Qualifications
- 3–8+ years of relevant real estate experience, preferably with direct multifamily or residential asset management responsibilities.
- Experience working for a multifamily real estate owner, investor, developer, or asset management organization.
- Strong financial analytical skills, including budgeting, forecasting, variance analysis, and financial statement review.
- Demonstrated ability to identify opportunities to improve NOI, cash flow, and property performance.
- Experience analyzing renovation programs, capital expenditures, and property-level investment strategies.
- Advanced Microsoft Excel skills, including financial modeling, financial analysis, and reporting.
- Experience with Yardi, RealPage, or similar property management/accounting systems is a plus.
- Strong communication skills and ability to work collaboratively with property management teams and senior leadership.
- Bachelor's degree in Finance, Accounting, Economics, Real Estate, Business, or a related field.
Ideal Candidate Profile
We are looking for someone who has worked directly with multifamily real estate portfolios and understands how to translate financial analysis into measurable improvements in property performance.
Successful candidates may currently hold titles such as:
- Asset Management Associate
- Senior Asset Management Associate
- Multifamily Asset Manager
- Residential Asset Manager
Candidates should be comfortable reviewing property financials, identifying unfavorable variances, developing action plans, evaluating capital improvement opportunities, and working with property operations teams to improve results. This is an asset management position, not a traditional property management role. The focus is on the financial performance, investment strategy, and long-term value of multifamily real estate assets.
Why Consider This Opportunity?
- Join an established, privately held real estate investment and development organization with a diversified portfolio.
- Work directly with experienced real estate executives and senior leadership.
- Gain exposure to a sizable portfolio of multifamily residential properties.
- Have a direct impact on NOI, capital investment decisions, and asset performance.
- Opportunity for professional growth and increased responsibility within a sophisticated real estate organization.
