Position: Asset Manager
Department: Development
Reports To: Principal of Southtree Commercial Development

Overview

The Asset Manager is a highly collaborative role serving as the critical bridge between Southtree Commercial Development and Southtree Commercial Property Management by being the key owner of owned asset performance after development delivery. The Asset Manager is the quarterback of the financial performance of all entities and executive of strategic business plans through collaboration with Property Management and Development team members.

An ideal candidate for this role thinks like an owner and not an operator, is proactive versus reactive, uses data but applies judgement to ensure we are maximizing an asset’s value, and can drive collaborative teams towards a common goal.

Key Responsibilities
  • Quarterbacks the management of net income and performance against budget
  • Compares actual performance to what was modeled in the pre-development process during underwriting
  • Identifies gaps in performance and drives corrective action by collaborating with team members executing daily operations
  • Business Plan Execution
    • Creation and management of “Asset Playbook” detailing the strategic plan for the asset
    • Maintains and monitors capital improvement plan and execution
    • Oversees tenant renovations, planned capital improvements, and emergent capital needs with Lead Building Engineer
    • Leads monthly Asset Management meeting to review strategic plan with leadership and respective team members from Development and Property Management to ensure alignment
  • Collaboration with Property Management
    • Responsible for providing key input in the setting of operating budgets with Finance for each asset
    • Leads beginning of the month activity planning with Property Management based on individual asset’s current performance
    • Responsible for managing annual Property Tax appeals with 3 rd party Appeals Consultant
    • Reviews monthly financials and KPIs prepared by Finance, providing input on variances
    • Collaborates with Property Management team to ensure for expense control and executive of capital plan
  • Capital & Value-Add Decisions
    • Determines when to invest additional capital through collaboration with Real Estate Analyst
    • Evaluates ROI on improvements (renovations, amenities, etc.)
    • Prioritizes projects that increase value and are aligned with individual asset strategic plan
  • Preparation of property updates for the multiple entities’ investor groups
Qualifications
  • Education
    • Bachelor’s degree in Project Management, Business Administration, Real Estate, Finance, or a related field.
  • Experience
    • Minimum of 7 years of experience in asset management, project management, property management, finance, or a related field.
  • Skills
    • Strong leadership, communication, and interpersonal skills.
    • Ability to manage operational budgets and familiarity with financial metrics
    • Excellent strategic thinking and problem-solving abilities.
    • Skilled at leading team of peers towards desired outcomes
    • Highly organized with the ability to manage multiple projects and priorities simultaneously.
    • Comfortable in Excel and other Microsoft Suite
