Job summary

Vertical Bridge REIT, LLC is seeking an Asset Manager to oversee end-to-end landlord relationship management and ground lease administration for designated sites. You will serve as the primary execution arm of Asset Management, owning tasks with minimal supervision and ensuring timely document execution and compliance with SLAs.

You will renew and extend leases, analyze terms, coordinate with Leasing, Legal, and Accounting, and maintain accurate records in CRM and related systems.

Qualifications

• Requires a minimum four-year degree in business or related field.
• Minimum three years of experience in real estate or telecommunications leasing.
• Experience producing and working with legal documents preferred.
• Advanced Excel competency and proficiency with MS Office.

Responsibilities

• Maintain landlord relationships to protect lease rights and revenue continuity.
• Execute renewals, extensions, amendments, and consents with landlords.
• Administrate high-volume property management tasks within defined timeframes.
• Coordinate with Leasing, Legal, Accounting, Development, and Operations.
• Ensure timely rent payments, reimbursements and reconciliations.
• Maintain relationships with agency contacts, aggregators, and third-party reps.
• Own document flow, execution tracking, and follow-up.
• Resolve landlord issues with minimal supervision.

• Maintain records in CRM, Site Tracker, and document systems.

Summary

The Asset Manager is responsible for end‑to‑end landlord relationship management and ground lease administration for designated sites, including private and Municipal sites. This role serves as a primary execution arm of the Asset Management function and carries direct ownership of assigned tasks and outcomes, operating with minimal supervision. The Asset Manager is an experienced telecommunications professional who independently manages priorities, drives tasks to completion, and ensures continuity of operations through landlord engagement, timely document execution, and delivery of all lease and property management obligations within established Service Level Agreement (SLA) timeframes.

Job Functions

• Maintain stable landlord relationships that protect lease rights, and revenue continuity
• Execute renewals, site analysis and decommission of naked sites, extensions, amendments, consents, easements, and non‑negotiable approvals
• Administrate high‑volume property management tasks in accordance with defined time frames
• Navigate approval workflows associated with landlords
• Serve as a centralized coordination point across Leasing, Legal, Accounting, Development, and Operations
• Coordinates with Accounting to ensure timely rent payments, reimbursements and reconciliations
• Maintain strong working relationships with agency contacts, aggregators, and third‑party representatives
• Own document flow, execution tracking, and follow‑up
• Proactively resolve landlord issues and escalations with minimal supervision
• Analyze lease terms and financial impact to support amendment strategies
• Maintain accurate records in CRM, Site Tracker, and document management systems
• Any other matter deemed necessary by supervisor to comply with the functions of the role

Working Conditions and Physical Demands

Position will primarily work directly from the corporate office with minimum travel.

Education and Experience

• Minimum four‑year degree required, preferably in business or other related field
• Minimum three years of experience; preferably in real estate or commercial/telecommunications leasing
• Minimum two years of experience producing and working with legal documents preferred
• Advanced Excel competency and proficiency with other MS Office suite products
• Basic understanding of financial reporting and lease rental and charges activity reporting
• Strong negotiating skills with experience in property management
• Strong organizational skills; with attention to detail
• Strong written and oral communication skills, including the ability to present ideas and suggestions clearly and effectively
• Ability to prioritize, effectively manage time, and multi‑task with limited supervision and under firm deadlines
• Ability to work in fast‑paced, high‑growth changing environment
