Job summary

Stellar Asset Management, the multifamily asset management platform of the Stellar Family of Companies, seeks an Asset Manager to own a portfolio of 8–12 assets and drive business plan execution and financial performance.

You will direct property management performance, lead market pricing strategies, and manage capital planning with tight alignment to ownership and investors.

Qualifications

Overview

Stellar Asset Management is the multifamily asset management platform of the Stellar Family of Companies. We provide portfolio oversight and business plan execution for owners and investors, combining institutional-grade reporting and analysis with direct operational engagement. Our platform, within a vertically integrated structure that includes property management and construction, provides visibility into property-level operations.

The platform is in an active growth phase. We are investing in reporting infrastructure, disciplined processes, staffing, and modern analytical tools, including enterprise AI, so that our asset managers focus on judgment and decision-making rather than data assembly.

Position Summary

The Asset Manager will assume full ownership of a portfolio of roughly 8-12 multifamily assets, with accountability for business plan development, execution, and financial performance. The role carries direct responsibility for results: developing the strategy for each asset, directing property management against that strategy, and identifying and resolving performance issues as they emerge.

The position reports to senior leadership and works closely with property management, construction, and third-party clients. Given the stage of the platform, the Asset Manager will also contribute to the design of processes, reporting standards, and analytical tools that will govern our business arm as it scales.

Responsibilities
  • Own a portfolio of multifamily assets, with accountability for NOI growth and total return.
  • Direct property management performance across leasing, renewals, delinquency, expense control, and collections, and hold teams accountable to plan.
  • Lead weekly performance calls with property management, providing clear direction on pricing, concessions, and marketing strategy.
  • Oversee revenue management, including rent comp surveys, pricing strategy, and utility recapture performance.
Client Onboarding
  • Lead the onboarding of new client assets, including document and data collection, financial and operational audits, kickoff calls with ownership and property management, and an initial site visit and comp survey.
  • Deliver an initial business plan with operational targets for client approval within the first 30 to 60 days of each engagement.
Reporting and Analysis
  • Prepare monthly, quarterly, and annual reporting, including variance analysis, lender and investor packages, hold/sell analyses, and valuation updates.
  • Track performance against initial underwriting and the annual budget, identifying emerging issues before they materialize in the financials.
  • Maintain KPI dashboards, cash position models, and property condition reporting.
Property Management Oversight
  • Evaluate property management performance through formal quarterly scorecards, documenting strengths and weaknesses and building measurable improvement plans where warranted.
  • Manage property management transitions when necessary, from evaluation and selection through records handoff and go-live.
Business Planning and Capital Execution
  • Develop annual business plans and operating budgets in collaboration with property management and ownership, and pressure-test leasing assumptions and capital priorities.
  • Prepare annual investment plans that evaluate hold, refinance, and sale scenarios and recommend a course of action to ownership.
  • Oversee capital and renovation programs end to end, including scoping and competitive bidding, contracts, draw review and lien waiver tracking, change order governance, and validation of renovation premiums against underwriting.
Market Intelligence and Site Presence
  • Conduct monthly site visits and regular comp tours to evaluate operations, asset condition, and competitive positioning.
  • Monitor regional economic and investment trends and conduct market research to inform portfolio strategy.
Risk and Compliance
  • Ensure compliance with loan covenants, JV and operating agreements, and vendor contracts, including timely lender reporting.
  • Manage annual property tax protest assessments and coordinate insurance renewals through competitive bidding.
Capital Event Support
  • Support refinancings, dispositions, and acquisition due diligence, including data room preparation, valuation collection, broker selection, and closing coordination.
Owner and Investor Relations
  • Serve as a direct point of contact for owners and investors, delivering timely, substantive reporting and updates.
Technology
  • Use the firm\'s approved enterprise AI tools, including Claude and other proprietary AI tools, to accelerate analysis, drafting, and reporting, with full responsibility for the accuracy of final work product.
  • Contribute to the evaluation and adoption of tools that improve workflow efficiency and data integrity.
Qualifications
Required

  • Experience with Yardi Voyager or a comparable platform such as RealPage or Entrata.
  • Value-add, renovation, or lease-up experience.
  • Third-party asset management or client-facing advisory experience.
  • Fluency with AI tools and a demonstrated interest in applying technology to the work.
