Primrose is seeking an Asset Manager to oversee a portfolio of manufactured housing communities and multifamily properties across Idaho and surrounding states, based in Boise with a hybrid in-office schedule of two to three days per week. In this role, you'll own the full performance of each asset — physical, legal, and operational — with a focus on maximizing total investment returns. You'll hire and manage third-party property management firms, review monthly reporting packages, and track leasing trends alongside management staff. You'll drive property-level decisions on leasing, marketing, and capital improvements, lead major value-add renovation projects, and negotiate management agreements and vendor contracts. Staying close to your markets — rental trends, demographics, job growth, and supply dynamics — is key, as is quarterly travel to assigned properties and competing projects. You'll also manage insurance renewals and refinancing, produce annual business plans, prepare quarterly investor reports, and support acquisitions with proforma assumptions.
