Job summary

Perform Properties in Santa Monica seeks an Associate to join our Asset Management team. The role focuses on maximizing property values through operations and capital markets, with significant investment-oriented duties in dispositions and refinancings.

The ideal candidate will have experience in acquisitions or asset management, be proficient in Argus and Excel modeling, and lead cross‑department collaboration on leasing, environmental, A/R, and entitlements. Office‑based, five days a week.

Qualifications

• High degree of comfort with Argus Enterprise, preferably with retail specific experience.
• Exceptional Excel and financial modeling skills with a working knowledge of IRR, NPV, and other fundamental real estate metrics.
• Ability to read and interpret lease agreements, loan documents, and other legal documentation.
• Ability to work independently, handle multiple concurrent projects, and meet deadlines as well as ability to thrive in a collaborative team environment and work effectively with team members often spread across multiple geographies and time zones.
• Keen attention to detail; ability to run zero-defect analyses.
• Preferred Qualifications: Bachelor’s degree in real estate, engineering, mathematics, economics, finance, business or other quantitative fields
• Minimum of 4 years of experience within an investment bank, major brokerage, or real estate investment firm
• Proficient in Microsoft Word and PowerPoint

Responsibilities

• Own Argus files and financial model; create business plans with Region Leads and Leasing Teams that align with property visions and financial objectives.
• Material lease analyses; due diligence and closing of dispositions including large-scale portfolios; evaluate investment returns, asset sales timing, and valuations.
• Underwrite and assist in broker engagements; coordinate with cross-functional teams on capital and asset management.
• Support liquidity and cash management; run cash models and provide timely reporting to leadership.
• Coordinate organization and communication of key work products for leadership updates and cross-region alignment.
• Collaborate with Leasing, Construction/Development, Property Management, Accounting, and FP&A to drive asset strategy and execution.
