The Opportunity

We are looking for an Asset Management Analyst who is excited by the analytical side of real estate and wants to understand what drives performance at the property and portfolio level.


This is not a role focused simply on producing reports. You will be expected to dig into the numbers, ask questions, identify trends, and help determine what we should do about them.


The Analyst will work closely with the Asset Management team to evaluate property performance, build and maintain financial models, analyze operating expenses and revenue trends, support hold/sell and refinancing decisions, evaluate capital investments, and identify opportunities to increase NOI and long-term asset value.


The ideal candidate is someone who loves Excel, is curious about how real estate works, and enjoys turning a large amount of information into a clear investment decision.


What You Will Do

Dive into monthly operating statements, rent rolls, budgets, forecasts, and property-level financial data to understand what is driving performance—and what is changing.


Track actual performance against underwriting, budget, and prior-year results and investigate significant variances.


Identify trends in rents, occupancy, concessions, bad debt, turnover, payroll, repairs & maintenance, utilities, insurance, taxes, marketing, and other operating expenses.


Build analyses that identify opportunities to reduce expenses, increase revenue, improve NOI, and enhance asset value.


Develop property and portfolio-level KPI dashboards and analytical tools that make performance easier to understand and act upon.


Partner with property management teams to investigate unusual results and translate data into actionable recommendations.


Build Models & Evaluate Investment Decisions

Build and maintain Excel-based financial models for property-level analysis, forecasting, and investment decisions.


Support hold/sell analyses, including valuation, projected returns, market assumptions, disposition timing, and alternative investment scenarios.


Analyze potential acquisitions, dispositions, refinancings, capital investments, and other strategic alternatives.


Prepare and update property valuations using NOI, capitalization rates, comparable sales, rent and expense assumptions, and discounted cash flow analyses.


Conduct sensitivity and scenario analyses to understand how changes in rents, occupancy, expenses, cap rates, interest rates, and capital expenditures impact value and returns.


Help evaluate whether capital should be spent on a property and, importantly, whether the expected return justifies the investment.


Assist with acquisition and disposition underwriting and provide analytical support during due diligence.


Find Opportunities to Create Value

Look beyond the obvious numbers to identify savings, inefficiencies, and operational trends across the portfolio.


Analyze property-level expenses to identify opportunities for procurement savings, staffing efficiencies, utility reductions, insurance savings, tax opportunities, and other expense-management initiatives.


Evaluate revenue-enhancement opportunities, including rent growth, ancillary income, occupancy, concessions, and other property-level initiatives.


Compare property performance against peers, budgets, underwriting, and market benchmarks to identify assets that are outperforming or underperforming—and why.


Help develop initiatives designed to improve NOI and maximize long-term property value.


Work with Asset Management and property management teams to measure whether initiatives are actually producing the expected results.


Help Asset Management evaluate the portfolio from an investment perspective, including which assets to invest in, refinance, reposition, hold, or sell.


Conduct market research and analyze comparable properties, rents, occupancy, expenses, sales, and capitalization rates.


Assist in evaluating capital improvement projects, including cost-benefit and return-on-investment analyses.


Support refinancing and disposition analyses, including debt assumptions, proceeds, valuation, and projected investor returns.


Assist with preparation of materials for investment committee, lenders, equity partners, and other stakeholders.


Build Better Tools

Develop and improve Excel models, templates, dashboards, and analytical tools used by the Asset Management team.


Identify opportunities to automate repetitive analyses and improve the quality, consistency, and usefulness of portfolio data.


Help transform large amounts of property-level information into clear insights and actionable recommendations.


Be Part of the Asset Management Team

Participate in property visits and work directly with property management teams to understand how assets operate in the real world.


Review leases, loan documents, contracts, budgets, and other property information to understand their financial and operational implications.


Support annual budgeting and forecasting with an emphasis on understanding the assumptions behind the numbers, not simply collecting them.


Participate in acquisition, disposition, refinancing, capital improvement, and other strategic projects as needed.

Qualifications

Bachelor's degree in Finance, Real Estate, Accounting, Economics, Business, or a related field.


2+ years of relevant experience in real estate, investment banking, private equity, asset management, financial analysis, property operations, or a related field.


Strong proficiency in Microsoft Excel, including financial modeling, formulas, data analysis, and presentation of financial information.


Familiarity with real estate financial concepts, including NOI, capitalization rates, valuation, cash flow, IRR, equity multiples, leverage, and investment returns.


Experience analyzing operating statements, budgets, rent rolls, or property-level financial information is strongly preferred.


Familiarity with multifamily real estate is a plus.
