Hackberry Lane | New York, NY | Full-Time
About Hackberry Lane
Hackberry Lane is a vertically integrated student housing owner-operator with ~4,000 beds and $600M+ in real estate assets nationwide, concentrated in the Southeast. We buy, renovate, and run housing within walking distance of major university campuses, often in assets that have never been professionally operated. We’re a small, close-knit team that is growing fast, and every person here has a direct effect on how our properties perform.
The Opportunity
We’re looking for a sharp, driven Asset Management Analyst to help carry out the business plans across our growing portfolio. You’ll work day to day with our Asset Management Associate and executive team. You’ll sit in the room where decisions get made and see how each one plays out at the property level. If you do well in an entrepreneurial setting, this role is for you.
What You’ll Do
- Build and maintain monthly asset reports: budget-to-actual variance analysis, T12 trends, NOI tracking and KPI dashboards for each property
- Track rent collection and delinquency every week, flag problems early, and work with property teams on fixes
- Prepare investor, lender and internal reporting packages, including covenant tracking and quarterly updates
- Help build each property’s annual budget and update reforecasts as the year goes on
Leasing & Revenue Strategy
- Monitor pre-leasing pace against prior years and competing properties, and recommend pricing and concession strategy by market
- Run market surveys and comp analyses to keep rent growth assumptions grounded in reality
- Find revenue upside: unit mix changes, fee income, amenity add-ons and ways to shorten downtime between leases
Capital Projects & Operations
- Track capital expenditure budgets and renovation progress across the portfolio
- Work with our Market GMs and property teams on staffing, vendor contracts, maintenance trends and property condition
- Visit our markets to walk properties, meet on-site teams and see the business firsthand
Strategic Support
- Support the CEO on refinancings, recapitalizations, insurance renewals, tax appeals and ad hoc analysis
- Help with underwriting and diligence on new acquisitions, so the lessons from our current portfolio inform future deals
- Help build the systems, templates and processes that will let the platform scale
Who You Are
- 0–2 years of experience in real estate, asset management, investment banking, consulting or a related field. Strong recent graduates are encouraged to apply
- Very strong in Excel and PowerPoint. You can build a clean model and explain it clearly
- Curious about real estate and how good operations drive returns
- Highly detail-oriented. You check the numbers before anyone asks
- Strong at structured problem-solving: you can take a messy data set or operating problem and turn it into a clear recommendation
- Comfortable with ambiguity and fast paced environment
- Clear, confident communicator with ownership, property teams, lenders and vendors alike
- Low ego and team-first mentality
- Willing to travel to our markets as needed
- Bachelor’s degree in Business, Economics, Finance, Mathematics or a related field
- Base salary: Competitive, commensurate with experience
- Benefits: Comprehensive health and dental coverage, generous paid time off, and all travel expenses covered
- Upside: We’re a young platform scaling quickly. Strong performers here can grow fast in responsibility, pay and involvement in the business
