  • Solid understanding of U.S. GAAP principles, cash and accrual accounting.
  • Proficiency in advanced Excel functions, including financial modeling.
  • Experience with preferred return and waterfall calculations.
  • Strong attention to detail and ability to work independently.

Responsibilities

  • Analyze and validate monthly and quarterly financial statements under U.S. GAAP or modified tax basis for multiple entities and investment funds.
  • Perform preferred return and waterfall distribution calculations to support fund-level investor allocations.
  • Review and reconcile financial data prepared by external administrators and internal accounting personnel.
  • Monitor and allocate corporate expenses across various business units and entities.
  • Assist in preparing capital call notices and distribution statements for investors, alongside quarterly reporting deliverables.
  • Conduct variance analyses on property-level budgets, rent rolls, and operating reports to explain NOI and occupancy fluctuations.
  • Support quarterly asset valuations through discounted cash flow modeling, cap rate assessments, and sensitivity analyses.

Qualifications
Must-Have
  • Bachelor’s degree in Accounting, Finance, or a related discipline.
  • Three to five years of accounting experience, preferably within real estate, fund accounting, or investment management environments.
  • Solid understanding of U.S. GAAP principles, including both cash and accrual accounting methods.
  • Proficiency in advanced Excel functions, including financial modeling and multi-entity reporting.
  • Experience with preferred return and waterfall calculations.
  • Strong attention to detail with the ability to critically review and interpret financial information.
  • Self-directed and organized, comfortable working independently in a lean operational setting.
Nice-to-Have
  • Background in public accounting.
  • Familiarity with valuation methodologies and real estate asset management concepts.
  • Exposure to lease analysis, including tenant improvements, free rent, and net effective rent calculations.
