Job summary

Brookfield Properties is seeking an Asset Management Analyst for its GGP Chicago portfolio. The role supports the Asset Management Department, coordinating valuation, financing, and decision-support activities across major projects and leases.

You will assist with cash flow analysis, budgeting, and reporting, preparing materials for investment committees and portfolio boards. A background in finance or real estate with strong modeling skills is desired.

Qualifications

• Bachelor's Degree in Finance, Accounting, Business Administration, or Real Estate.
• 1-3 years’ experience in a related field
• Advanced Argus user preferred
• Experience and comfort building Excel financial models and discounted cash flow valuations
• Strong analytical, financial modeling and valuation skills
• Project planning and self-management skills
• Excellent interpersonal communication skills and the ability to forge strong working relationships across cultures/geographies

Responsibilities

• Support asset management: valuation, hold/sell analysis, financing, and major decision presentations.
• Assist Asset Manager with budgets, forecasts, development projects, and leases for major decisions.
• Input assumptions and outputs for business plans, returns models, cap rates, and discount rates.
• Prepare quarterly board materials and reporting; support portfolio management.
• Prepare investment committee memos and present follow-on investment/disposition recommendations.
• Coordinate retail research to support plans and decision making.
• Coordinate with finance, tax, compliance, and legal teams.

Job Description

Position Summary

The Asset Management Analyst will coordinate projects and support the Asset Management Department. This individual will perform standard, advanced and confidential duties requiring broad experience, skill and knowledge of organization policies and practices. The person in this role will act as a resource in the areas of training, troubleshooting and independent project facilitation.

Responsibilities

• Support the asset management process, including valuation and hold/sell analysis, financing, as well as preparing major decision recommendations and presentations to key stakeholders and decisionmakers, including portfolio boards.
• Support Asset Manager with the decision-making tools for approval property-level budgets, quarterly reforecasts, development projects and leases that constitute major decisions in underlying fund or partnership documents.
• Responsible for inputs, assumptions, and outputs of business plans and quarterly return models, capitalization rates, discount rates including capital allocation decisions and related sensitivity and scenario analysis.
• Support preparation of quarterly board materials and other regular reporting for portfolio, and be key analyst supporting the portfolio management function
• Support the preparation of investment committee memorandum and present follow-on investment and disposition recommendations.
• Coordinate necessary retail research to support business plans and decision making.
• Coordinate with BPG operations team (finance, tax, compliance, legal) as appropriate
• Other duties as assigned

Qualifications

• High School Diploma or GED required
• Bachelor's Degree in Finance, Accounting, Business Administration, or Real Estate, preferred
• 1-3 years’ experience in a related field
• Investment Sales and/or Investment Banking
• Advanced Argus user preferred
• Experience and comfort building excel financial models and discounted cash flow valuations
• Ability to identify trends and give insights/recommendations for action.
• Excellent analytical and quantitative skills.
• Candidates must have strong analytical financial modeling and valuation skills.
• Project planning and self-management skills.
• Strong personality and ability to interact across cultures/geographies.
• Excellent interpersonal communication skills and the ability to forge strong working relationships

Compensation

Salary type: Exempt

Pay Frequency: Bi-weekly

Annual Base Salary Range: $80,000 – $105,000

Annual Bonus Eligibility: 15%
