Job summary

Green Alpha Property Management seeks an Area Property Manager to oversee the Starkville region and surrounding properties. You will manage leasing, maintenance, contract management, and tenant relations while guiding a regional team and reporting to senior leadership.

This role requires 5+ years in real estate property management, LIHTC experience, strong software skills (Appfolio preferred), and travel up to 50% across Mississippi. A valid US work authorization is required.

Qualifications

• 5+ years of real estate experience in property management, investing, or asset management.
• Must have LIHTC/Tax Credit experience.
• Proficient with Excel and Word; Appfolio experience preferred.
• Driver's license and ability to drive to multiple properties.
• US work authorization with ability to present legal documentation.

Responsibilities

• Oversee a team of property managers across the region.
• Ensure property management tasks (leasing, maintenance, compliance, contracts, collections) align with company standards.
• Coordinate training with VP of Property Management to develop staff.
• Direct contractor relationships for CAPEX-related projects and renovations.
• Oversee CAPEX planning and spend tracking for each property in the region.
• Coordinate with Regional Project Manager and VP of Integrations on strategic plans.
• Identify and select contractors for CAPEX projects.
• Work with Regional Maintenance Director to resolve work orders and emergencies.
• Ensure units are 100% move-in ready and maintain occupancy targets.
• Monitor rent rolls and drive occupancy while minimizing past due balances.
• Analyze reporting in company software to improve efficiencies and address issues.

As Area Property Manager, you will be a key piece in how we manage our rapidly growing portfolio daily. You oversee all property management for the region of focus (Starkville & surrounding) and will effectively and efficiently oversee/implement the agreed upon strategic plan created for each property under your control. As this position will oversee properties located in Mississippi - we expect this role to travel up to 50% of the time.

Roles and Responsibilities:

Our Area Property Manager will bring a positive, upbeat, and driven attitude to help build lasting relationships with tenants and team members.

• Effectively manages a team of property managers throughout region. Solely responsible for the hiring/onboarding/disciplinary/etc. duties for properties within region.
• Oversees each property manager to ensure each aspect of property management is carried out effectively, efficiently, and in alignment with company standards. This includes, but not limited to, leasing, communication, maintenance, compliance, contract management, collections, screening, onboarding, evictions, renovations, facility services, etc.
• Works closely with the Vice President of Property Management to ensure that Property Managers receive optimal training to provide them the greatest opportunity for success.
• Directly oversees contractor relationships to ensure units are renovated and refurbished quickly and in accordance with company standards and agreed upon budgets.
• Directly oversees capital projects for each property within region and tracks CAPEX spend for each project.
• Works closely with company Project Manager and Vice President of Integrations to ensure aggressive progression of property specific strategic plans.
• Responsible for identifying and selecting contractors to perform CAPEX related projects.
• Works closely with Regional Maintenance Director to ensure work orders and emergent facility related issues are resolved in timely fashion.
• Ensures that units are 100% ready for move in (checklists, physically visiting units, etc.)
• Provides direct oversight of rent roll of each property in region to drive occupancy and decrease past due balances.
• Continuously analyzes reporting in company software to increase efficiencies and proactively identify and solve problems as they occur
• Ensures marketing for each property is established and maintained routinely in accordance with company standards.

Qualifications:

• 5+ years of real estate experience in property management, investing, or asset management
• Must have some LIHTC/Tax Credit experience
• Various System Experience (excel, word, etc) required
• Strong desire to uphold personal honesty, integrity, and work ethic
• Experience with Appfolio preferred but not required
• Maintains a passionate and enthusiastic attitude
• Drivers License and ability to drive to various properties
• Show Legal documentation showing ability to work in the United States
