Area Property Manager, Southwood Square - Stamford, CT
General Statement of Duties: Provides day-to-day property management support and oversight for the properties. Takes a team approach to successfully execute, troubleshoot, and monitor day-to-day property management responsibilities at multiple properties. Maintains a fast-paced schedule which may include monthly overnight travel. Responsibilities include but are not limited to: effectively executing on pricing, occupancy, rent increase, and collection efforts, managing and supporting external contractors to complete repairs and capital projects alongside the property and maintenance staff, execute on required day-to-day tasks for employee and resident safety to include property inspections to mitigate liabilities, provide hands‑on facilitation and support to ensure inspection readiness with external agencies and partners (MORs and NSPIREs), develop, maintain, and control operating budgets to achieve positive financial outcomes, and provide hands on training, onboarding, and mentorship of property management staff through effective coaching, support, and performance management.
Supervision Received: Reports directly to regional leadership as determined by the SVP of Property Management.
Supervision Exercised: Supervises direct reports, as assigned.

Essential Functions of the Position: (Any one position may not include all of the duties listed, nor do the listed examples include all duties that may be found in positions of this class.)
Education: High School Diploma or GED required. Bachelor’s degree in business or related field a plus.
Experience: Five years’ property management experience including staff management and development, budgeting/ financial analysis. Multi-community, mixed income residential property management experience preferred.
Physical Capabilities: Candidate must be able to lift up to 25 pounds, stand/walk for long periods of time, climb stairs, etc.
