We are seeking a skilled and experienced Maintenance Technician professional to join our team and oversee the maintenance operations at multiple apartment communities located throughout Seattle, WA. As an Area Maintenance Technician, you will play a crucial role in ensuring the overall maintenance and repair of the properties, ensuring a safe, functional, and comfortable living environment for our residents, visitors and staff. This position requires strong attention to detail, excellent problem-solving skills, and the ability to work independently as well as part of a team. The Area Maintenance Technician is to assist the Maintenance Supervisors and/or Maintenance Teams at various property locations as a floating team member, maintaining the physical integrity of the communities, in a manner consistent with Cressey Development's company values. This involves ensuring a safe, secure, and comfortable living environment. The Area Maintenance Technician will carry out assigned duties in a safe manner and other duties as requested by the Supervisor.
Conducts all business in accordance with company policies and procedures, state and federal laws; e.g., OSHA, ADA, Fair Housing, etc.
Inspects and helps coordinate all needed make-ready repairs and services. as required to meet deadlines. Assists make-ready staff as required to meet deadlines.
Reports all major repairs and need requisitions to Maintenance Supervisor and Community Manager prior to any expenditure of funds.
Changes locks and make keys as requested by Supervisor.
Removes and transfers heavy appliances and equipment from storage area to apartment (or vice versa) as circumstances warrant.
Assists in moving abandoned furniture, appliances, etc., to dumpster when necessary.
Must be knowledgeable of inventory levels of spare parts and supplies and inform Maintenance Supervisor of shortages.
Assists in keeping grounds neat and free of litter.
Rakes, sweeps, shovels as circumstances warrant.
Performs any additional duties assigned by Maintenance Supervisor and Community Manager.
The position requires at least 1 year of experience in maintenance. Prior maintenance experience in property management is preferred, but not required. Ability to communicate (speak/comprehend instructions in verbal and written formats) in English.
Minimum of 40 hours per week. Weekends as circumstances warrant; on-call on a rotating basis and for emergencies.
Must be knowledgeable of pertinent laws and EPA and OSHA regulations governing proper storage and management of hazardous materials, including solvents, flammables, caustics and freon.
Must be aware of the condition of the apartment property throughout the community and immediately initiates action to correct unsafe conditions; e.g., broken gates, broken steps, open holes, broken/burned out exterior lights.
