Job summary

GFT in New York City is seeking an Architectural Building Assessor to join our NYC team. You will perform on-site condition assessments of architectural systems in large facility condition portfolios.

Assessments are visual, documenting deficiencies, remaining useful life, and repair needs with field notes and photos. You will collaborate with mechanical and electrical staff, use mobile devices and SharePoint for data capture, and travel across NYC boroughs.

Qualifications

• Minimum of 5 years' field experience evaluating architectural systems.
• Ability to identify failure modes and indicators for architectural components.
• Strong documentation skills with clear reporting.
• Willingness to travel throughout NYC boroughs.
• Proficiency with mobile data collection tools and SharePoint workflows.
• Licensed RA or equivalent credential is preferred; not required with adequate experience.

Job description

What You Will Do:

GFT is looking for an Architectural Building Assessor to join our NYC team!

The Architectural Building Assessor conducts on-site condition assessments of architectural systems for large Facility Condition Assessment portfolios. The assessments are visual only. This role evaluates the current condition, remaining useful life, and repair needs of existing facilities. This includes identifying deficiencies and documenting observed conditions. These findings are communicated through detailed field notes, supporting photographs and completion of data entry or reporting following fieldwork. The position supports an hourly, as‑needed workforce model aligned to fluctuating project demands; work will not be scheduled at full‑time capacity, and compensation will apply only to assigned work hours.

Architectural items to identify and visually assess:

• Exterior Walls, Windows, Parapets, Roof, Soffits, Floors, Interior Walls, Ceilings and On‑Site elements

The ideal candidate possesses experience performing facility condition assessments, property condition assessments, architectural/structural evaluations, commissioning reviews, asset management surveys, or similar building system evaluations. Candidates must be capable of recognizing system deficiencies, identifying deferred maintenance, estimating remaining useful life, assessing condition, and supporting repair and replacement recommendations. Experience documenting findings using mobile field technology and standardized assessment methodologies is highly desirable.

In the capacity, the successful candidate will be responsible for the following

Field assessment

• Visually assess architectural systems cited above.
• Identify deficiencies, performance issues, end‑of‑life indicators, and operational risks, and document findings clearly with detailed notes and photos.
• Coordinate with mechanical/electrical assessors to provide a complete building‑level assessment narrative.

Data capture, QA/QC, and reporting support

• Use of GFT‑provided devices, GFT SharePoint, and standardized assessment application tools to collect, organize, upload, and manage field findings.
• Respond to Quality Review comments on your post‑field data entry and submission to streamline final reporting.

Travel & logistics

• For travel in and out of New York City, standard public transit is expected whenever practical. Extenuating travel needs may be reviewed and compensated in accordance with approved program guidance and expense processes.
• Maintain safe work practices and comply with all site requirements and installation protocols.

Education | Experience:

What you will bring to our firm:

• A minimum of 5 years' relevant field experience evaluating architectural systems including finishes in buildings of various size and use.
• Ability to identify typical failure modes and condition indicators for architectural components.
• Strong documentation skills; ability to communicate technical findings clearly.
• Willingness and ability to travel throughout the 5 boroughs for field assessments.
• Proficiency with field technology, including mobile data collection tools, SharePoint‑based workflows, and structured reporting platforms; candidates who are novice technology users in the field may not be the right fit for this role.
• Ability to work efficiently in a fast‑paced, deadline‑driven field environment with changing project needs and schedules.
• Ability to remain fully engaged during field assignments, with focused attention on inspections, documentation, and project requirements throughout scheduled field time.
• Professional licensure as a Registered Architect (RA) or equivalent advanced technical credential/experience. License is not required with adequate experience.

Compensation:

The pay range for this hourly, as‑needed role is $52.00-$58.00 per hour. Compensation is based on assigned, approved hours worked and is dependent upon experience and geographic location. Work is not guaranteed on a full‑time basis, and this position is not for full‑time hire. There may be potential for this position to transition to full‑time employment in the future based on business needs, project workload, and individual performance.
