Job Summary: We are seeking energetic and detail-oriented Apartment Maintenance Technicians to join our dynamic team! In this vital role, you will be responsible for maintaining the safety, functionality, and aesthetic appeal of residential apartment communities. Your expertise will ensure that residents enjoy a comfortable living environment by performing a wide range of maintenance tasks efficiently and professionally. This position offers an exciting opportunity to showcase your mechanical, electrical, and facilities maintenance skills while providing exceptional customer service to residents and team members alike. Responsibilities: Resident Service Requests: Respond promptly to daily repair tickets covering plumbing (leaks, clogged drains), electrical (outlets, light fixtures, ceiling fans), and appliance repairs (refrigerators, stoves, dishwashers). Unit Turnovers ("Make-Readies"): Inspect, repair, and prepare vacant apartments for new move-ins. Tasks include drywall patch and paint, lock changes, fixture replacement, and mechanical testing. HVAC Systems: Troubleshoot, repair, and service heating, ventilation, and air conditioning units. Perform routine filter changes and coil cleanings. Preventative Maintenance: Execute regular schedules for pool chemical balancing, exterior lighting checks, gutter cleaning, and safety system testing (smoke detectors, fire extinguishers). Grounds & Safety: Assist with keeping walkways, parking areas, and common areas clean, safe, and free of debris or hazards. Participate in emergency response (e.g., pipe bursts, weather prep).
Qualifications: Proven experience in facilities maintenance within residential settings. 1-3 years of hands-on experience in residential maintenance or related trades. Basic proficiency in plumbing, electrical, carpentry, dry-walling, painting, and appliance diagnostics. Ability to lift up to 50 lbs, bend, kneel, and work outdoors in varying weather conditions. Basic knowledge of residential painting, drywall repair, plumbing, HVAC systems, and general carpentry. Willing to submit to background and MVR check and drug screen.
