The Maintenance Technician Repair is responsible for ensuring all aspects of property maintenance meet or exceed established standards. This includes maintaining units, common areas, building exteriors, and grounds, as well as addressing service requests promptly. The role also focuses on asset preservation and delivering exceptional service to residents while upholding company guidelines.
Perform routine preventative maintenance and repairs on HVAC systems, plumbing, electrical components, and appliances.
Complete carpentry tasks such as drywall repair, painting, and general upkeep.
Troubleshoot and resolve maintenance issues in both individual units and common areas.
Provide superior customer service while maintaining a professional demeanor when interacting with residents, coworkers, and the public.
Conduct regular inspections of common areas, amenities, and building systems to identify maintenance needs.
Maintain detailed records of inspection findings and completed work.
Keep grounds, common areas, and building exteriors clean and free of debris or safety hazards to ensure excellent curb appeal.
Respond to work orders by accurately assessing issues and completing necessary repairs.
Address and resolve resident service requests in a timely, professional manner, including electrical, HVAC, plumbing, and appliance repairs, as well as carpentry and other building fixture maintenance.
Communicate effectively with residents regarding repair status and estimated completion timelines.
Prepare apartments for market readiness, including painting, drywall repair, carpentry, carpet cleaning/repair, general repairs, and housekeeping.
Complete unit turns promptly, reporting additional findings to the Maintenance Supervisor and Property Manager.
Ensure all work complies with company policies, local building codes, and safety standards.
Follow proper safety procedures, use personal protective equipment, and report any hazards or potential safety risks.
Maintain compliance with local, state, and federal regulations, including fair housing laws.
Troubleshoot and resolve urgent maintenance issues with minimal supervision.
Participate in the on-call rotation schedule to address emergency maintenance outside normal business hours.
Wear appropriate attire (e.g., khakis, boots, collared shirt) as outlined by company policy. Company-provided clothing may be worn if available.
Adhere to all Standard Operating Procedures (SOPs) and company manuals.
