Job summary

Loxo is seeking an experienced Maintenance Technician for a residential apartment community in the Rochester, NY area. This full-time, direct-hire role involves hands-on work orders, preventive maintenance, and resident services across apartments and common areas.

Responsibilities include completing repairs, preparing units for new residents, documenting work, and participating in after-hours on-call coverage.

Qualifications

• At least one year of residential or multifamily maintenance experience.
• Reliable transportation.
• Ability to pass pre-employment drug screening.
• Ability to complete a background screening.
• Experience completing resident work orders and apartment repairs.
• Basic plumbing, electrical, drywall, painting, appliance, carpentry, and HVAC troubleshooting skills.
• Valid driver’s license required.
• Ability to lift up to 50 pounds, climb ladders, indoors and outdoors.
• Professional communication when working in occupied apartments.

Responsibilities

• Complete resident service requests and work orders accurately and on time.
• Diagnose and complete routine plumbing, electrical, appliance, HVAC, drywall, painting, and carpentry repairs.
• Prepare vacant apartments for incoming residents.
• Complete apartment turns, punch-lists, and pre-inspection repairs.
• Perform preventive maintenance throughout apartments, common areas, and building systems.
• Respond to leaks, no-heat calls, electrical concerns, lockouts, and other maintenance emergencies.
• Document completed work using photographs, technician notes, and work-order updates.
• Communicate repair status, delays, parts needs, and follow-up requirements.
• Maintain tools, supplies, inventory, and maintenance work areas.
• Assist with grounds upkeep, trash removal, seasonal maintenance, and snow removal.
• Travel to nearby sister communities for coverage or assistance.
• Follow safety procedures, fair-housing requirements, and resident-service standards.
