Job summary

Burlington Capital Properties is seeking an experienced Apartment Maintenance Technician for The Arthur in Omaha, NE. The role covers maintaining apartments, common areas, buildings, and amenities with a focus on safety, cleanliness, and resident satisfaction.

The successful candidate will have 1–2 years of maintenance experience and working knowledge of plumbing, electrical, HVAC, and building trades. A valid driver’s license is required; pool maintenance knowledge is a plus.

Qualifications

• High School Diploma or GED required.
• 1–2 years of maintenance experience or related field.
• Knowledge of plumbing, electrical, appliance repair, HVAC, and general building trades.
• CPO certification and/or pool maintenance experience preferred; HVAC certification also preferred.
• Valid driver’s license and clean MVR required.

Responsibilities

• Perform interior and exterior repairs to maintain apartments, common areas, buildings, grounds, and amenities.
• Complete vacant units to make-ready status.
• Respond to and complete resident service requests promptly and professionally.
• Communicate with Maintenance Supervisor regarding status of service requests and make-ready units.
• Inspect all work performed by outside contractors.
• Oversee exterior maintenance to maintain curb appeal.
• Ensure compliance with health and safety codes and standards.
• Regularly inspect common areas and amenities for proper functioning and safety.
• Participate in resident functions and community events as requested by Management.
• Take part in on-call rotation for emergency maintenance needs.

Full-Time | Monday-Friday | 8:00 AM-5:00 PM | On-Call Evenings & Weekends

About the Position:

Burlington Capital Properties is seeking an experienced Maintenance Technician to join the team at The Arthur, a brand-new property in the heart of Omaha. The Arthur offers residents convenient access to the city’s best dining, shopping, and entertainment, all within a unique historical setting.

The Maintenance Technician is responsible for maintaining apartments, common areas, buildings, grounds, and amenities while providing excellent service to residents. The ideal candidate will have strong maintenance skills, attention to detail, and a commitment to maintaining a safe, clean, and welcoming community.

The Successful Maintenance Technician Will:

• Perform interior and exterior repairs to maintain apartments, common areas, buildings, grounds, and amenities according to established procedures.
• Complete vacant units to make-ready status according to established procedures.
• Respond to and complete resident service requests in a timely and professional manner.
• Regularly communicate with the Maintenance Supervisor regarding the status of service requests, make-ready units, and other maintenance needs.
• Inspect all work performed by outside contractors.
• Perform and/or oversee exterior maintenance to ensure a high level of curb appeal.
• Ensure compliance with applicable Federal, State, and County health and safety codes, laws, and standards.
• Regularly inspect common areas and amenities to ensure proper functioning, cleanliness, and safety.
• Participate in resident functions and community events as requested by Management.
• Participate in the property’s on-call rotation for emergency maintenance needs.

REQUIRED SKILLS & EXPERIENCE:

• High School Diploma or G.E.D. equivalent required.
• Minimum of 1-2 years of maintenance experience or experience in a related field required.
• Working knowledge of plumbing, electrical, appliance repair, HVAC, and general building trades.
• CPO (Certified Pool Operator) certification and/or swimming pool maintenance experience preferred.
• HVAC certification preferred.
• Valid driver’s license and acceptable motor vehicle record required.
• Ability to follow directives and work with minimal supervision.
• Basic understanding of the English language and ability to communicate effectively.
• Ability to interact positively and professionally with residents, employees, vendors, and the general public.

PHYSICAL REQUIREMENTS:

• Ability to stand, walk, bend, stoop, kneel, climb stairs and ladders, and work in various positions for extended periods.
• Ability to lift, carry, push, and pull equipment, tools, and materials as required to perform maintenance duties.
• Ability to work both indoors and outdoors in varying weather conditions.
• Ability to safely perform maintenance and repair tasks using appropriate tools and equipment.
• Ability to respond to emergency maintenance needs during scheduled on-call periods.
