Windsor Communities is seeking an Apartment Service Tech II at Blu Harbor by Windsor in Redwood City, CA. You will perform routine maintenance, handle plumbing, electrical, HVAC, carpentry and appliance repairs to keep the community running smoothly.

You will complete work orders, prepare vacant units, respond to after-hours emergencies, and conduct preventive maintenance while ensuring safety and compliance. Strong communication with residents and contractors is essential.

Qualifikationen

• High school diploma or GED; technical training in trades preferred.
• 2+ years in apartment maintenance or related field.
• Experience with HVAC, plumbing, electrical and general repairs.

Apartment Service Tech II | Blu Harbor by Windsor - Redwood City, CA

This site is a mid-rise style apartment community with 402 units on property.

Compensation: Our company considers a range of factors including education and experience when determining base compensation.

Hourly: Starting at $27.03- $33.78 per hour, depending on years of experience, tenure, and location.

Annual Starting Comp: $56,222 - $70,262.

Key Responsibilities:

• General Maintenance: Perform routine maintenance tasks including plumbing, electrical, HVAC, carpentry, and appliance repairs. Maintain property curb appeal and all pool/spa/fountains.
• Work Orders: Complete work orders efficiently and ensure they are closed out within 24 hours. The system currently utilized HappyCo.
• Unit Turnover: Prepare vacant units for new residents, including painting, cleaning, and necessary repairs.
• Emergency On-Call Repairs: Respond to emergency maintenance requests and after-hours calls in an on-call rotation. Weekend work is a requirement.
• Preventive Maintenance: Conduct regular inspections and preventive maintenance on all equipment and systems (e.g., HVAC, plumbing, electrical, Fire & Life Safety) to ensure proper functioning and to prevent potential issues.
• Safety and Compliance: Ensure compliance with all safety regulations and policies. Maintain a clean and safe working environment using proper PPE (Personal Protective Equipment).
• Inventory Management: Manage and track inventory of maintenance supplies and equipment. Request replacements as needed from Service Manager.
• Record Keeping: Maintain accurate records of maintenance activities, repairs and daily mechanical rounds. Utilize computer, smart phone, and tablet.
• Customer Service: Interact with residents in a professional and courteous manner, addressing their concerns promptly and effectively. Support the company’s values and culture. Interact professionally with contractors, vendors, and suppliers.
• Team Collaboration: Work closely with the property management team to identify and resolve maintenance issues.

Your Skills & Experience:

• Education: High school diploma or GED. Technical training or certifications in relevant fields (e.g., HVAC, plumbing, electrical) preferred.
• Experience:
  • Minimum of 2 years of experience in apartment maintenance or a related field.
  • Proficient in using hand and power tools.
  • Strong experience in HVAC, plumbing, electrical, and general maintenance repairs.
  • Excellent problem-solving skills and attention to detail.
  • Ability to work independently and as part of a team.
  • Excellent communication and interpersonal skills.
  • Experience and ability using smart devices and property management software.
  • EPA Type II preferred or ability to become certified within 90 days of start date.
  • CPO (Certified Pool Operator) preferred or ability to become certified within 90 days of start date.
• Physical Requirements:
  • Ability to lift and carry up to 50 pounds.
  • Ability to stand, walk, bend, and climb stairs/ladders for extended periods.
  • Comfortable working in various weather conditions and environments.
