Job summary

Lighthouse-Property-Management in Hendersonville, TN is seeking an Apartment Maintenance Technician I to perform daily service requests, preventive maintenance, and move-in preparations for rental homes. You will learn to advance toward Maintenance Tech II through on‑the‑job training.

You must be willing to obtain HVAC and CPO certifications; the employer covers classes and tests. This is a full-time, on-site role with potential overtime and weekend hours.

Qualifications

• Strong customer service and communication skills.
• Ability to follow written and verbal instructions.
• Ability to work outdoors in heat, cold, rain, or snow.
• Willingness to become HVAC certified (company pays for classes and test).
• Willingness to become CPO certified (company pays for classes and test).
• Availability for after-hours calls in a two-week rotation, weekends, and overtime when needed.

Apartment Maintenance Technician I

Salary Range: $23.00 To $27.00 Hourly

What you do

• Complete daily service requests, punch outs, cut outs, and preventive maintenance.
• Learn Learn LearnL We train you to become a Maintenance Tech II.

Learn how to troubleshoot appliances.

• Turn vacant apartments into move in ready homes.
• Perform plumbing work such as fixing leaks, clearing drains, replacing faucets, hoses, and minor lines.
• Handle electrical work including outlets, switches, breakers, light fixtures, and basic circuits.
• Paint and prep walls, doors, floors, appliances, roofs, and equipment using brushes, rollers, and sprayers.
• Repair and maintain doors, cabinets, countertops, molding, caulking, blinds, and window screens.
• Service appliances such as stoves, refrigerators, washers, dryers, and dishwashers.
• Clear drains and sewer lines up to four inches.
• Remove bulk trash and abandoned items, including appliances.
• Perform minor drywall repairs, stair tread repairs, and cove base work.
• Maintain grounds by picking up trash, sweeping dumpster areas, and caring for landscaping beds.
• Clean and inspect mechanical rooms and storage areas.
• Assist with rodent control and snow removal when applicable.
• Safely use ladders and perform rooftop work when required.
• Track inventory of tools, equipment, and supplies.
• Complete work orders and job documentation accurately.
• Communicate progress and issues with your supervisor.
• Follow OSHA, Fair Housing laws, safety rules, and company SOPs.
• Maintain a professional appearance on and off the property.

What you bring

• Must be willing to become HVAC certified. We pay for classes and test. You take the certification with you.
• Must be willing to become CPO certified. We pay for the classes and test. You take the certification with you.
• Strong customer service and communication skills.
• Comfort using hand tools, power tools, paint equipment, ladders, and safety gear.
• Ability to follow written and verbal instructions.
• Ability to work outdoors in heat, cold, rain, or snow.
• 2 man team, must be available to handle after hour calls - two week schedule on/off
• Availability to work scheduled hours, weekends, and overtime when needed.
