KH Properties is seeking an experienced Apartment Maintenance Technician with HVAC experience to perform repairs, installations, and preventative maintenance across multifamily properties in Atlanta, GA.

You will diagnose mechanical, electrical, and refrigeration issues, document work using email or digital platforms, and uphold safety and quality standards while delivering reliable, resident-focused service.

Qualifications

• Minimum of 2–3 years of professional HVAC experience in residential or multifamily settings.
• EPA Type I/II or Universal certification is required.
• Ability to document work using email or digital tracking systems.

Responsibilities

• Perform skilled HVAC repairs, installations, and preventative maintenance.
• Diagnose and troubleshoot mechanical, electrical, and refrigeration issues promptly.
• Complete work orders independently and document maintenance activities.
• Maintain records of materials, time, and repairs per company processes.

Job Description

Experienced HVAC Maintenance Technician Responsibilities:

• Perform skilled HVAC repairs, installations, and preventative maintenance to ensure all systems operate efficiently and safely.
• Diagnose and troubleshoot mechanical, electrical, and refrigeration issues with precision and urgency.

• Support small property-level projects as needed, prioritizing efficiency and accuracy.

Requirements

Minimum of 2–3 years of professional HVAC experience in a residential or multifamily setting.

• Strong diagnostic and repair skills for HVAC, plumbing, and electrical systems.
• EPA certification (Type I and II or Universal) required.
• Proven ability to manage multiple maintenance requests independently with attention to detail.

• Reliable transportation and a valid driver’s license.
• Physical ability to lift up to 80 lbs and perform work in varied weather conditions.
